Bloomington neighborhood rich with recreation
Occupying a former cornfield, Winslow Farm is comprised of eight smaller micro-neighborhoods, all of which belong to the greater Winslow Farm Community Association. The architecture in each is distinct and ranges from single-family homes to townhouses and condo-style units — or “English flats,” as the community association calls them. Several outdoor and recreational amenities add to this neighborhood's appeal, including the 39-acre Winslow Woods Park and forest, which also features a community garden and an orchard. Nearby, there's also a multisport complex and an arena that hosts public ice-skating sessions for several months out of the year. “That’s where the suburban [setting] kind of starts. It’s right across the street from Bloomington High School South, which is one of the two big high schools here,” says Jim Stafford, owner of Stafford Real Estate. “You can literally walk from the subdivision, from one side of it, two or three blocks, to get to the YMCA. And by that there's also the Winslow Sports Park.”

Micro-neighborhoods with diverse housing types
Homes here sit along streets lined by groups of mature locust, pine and oak trees. Walking paths and narrow roads allow for relaxing strolls, while the neighborhood’s scenery also features some vintage streetlights, resting benches and ponds. With its construction starting in the 1990s, Winslow Farm showcases modern Traditional and Colonial Revival architectural designs. While the development has many single-family homes, it also offers townhouses, condos and paired patio style homes in the communities of Bayberry, Moss Creek and Moss Creek Village.
“When it started, it was one of the affordable subdivisions. Each of the [micro] neighborhoods are a little different than the others. They all have HOAs, but the fees in most of them are not very high,” Stafford says. Single-family homes her can sell from about $270,000 to nearly $450,000, while townhouses and condos run roughly between $200,000 and $300,000.
Cape Cod homes within Winslow Farm often have attached garages.

The Winslow Sports Complex’s multi-purpose park
In addition to its multiple athletic fields, the Winslow Sports Complex is also home to several tennis courts. The park also has netted batting cages where baseball players can practice their swings. A 1-mile loop trail surrounds the park and also features a few fitness stations. The Winslow Woods Park is a relaxing spot with a playground. While the Frank Southern Ice Arena houses local youth hockey and figure skating programs and serves as the home of Indiana University’s hockey squads. The venue, typically open between the fall and winter, also opens its doors for public skating sessions. The Southeast YMCA is another indoor recreational venue, and its facilities include weightlifting spaces, a track and pools.

Pizza X, Cloverleaf’s comfort meals and international dining
Winslow Farm sits just west of the South Walnut Street commercial corridor, which is lined by car dealerships and a mix of chain and local restaurants. Here, residents can dine at the Bloomington chain, Pizza X or head to the Cloverleaf South Restaurant, which serves downhome cooking. The restaurant’s menu includes hashbrowns, egg and bacon breakfast platters and plates of fried chicken served with corn and greens. Bloomington is also well known for its international dining scene, which includes options like Greek cuisine at King Gyros Restaurant, or Venezuelan fare at Arepa Burger. There’s also the Sinkhole Craft Beer Bar for a laidback nighttime hangout. Kroger is the nearest chain grocery store, but those looking for specialty groceries can stop by the La Bodega Latin Market.

Family skating nights at the Frank Southern Ice Arena
The Bloomington Community Orchard is nestled between the YMCA and the Winslow Sports Complex. At no cost, the orchard is a place for aspiring gardeners to learn how to plant and tend to fruit trees. The nonprofit also does fruit tree giveaways and organizes several annual festivals. Those celebrations include CiderFest, which occurs in October and features cider sampling, a tour of the grounds and live music. The Frank Southern Ice Arena also hosts events, including a Family Ice Skating Night sponsored by one of Indiana University, or IU’s health programs.
Served by highly rated Monroe County schools
Students here may attend several highly rated schools that belong to the Monroe County Community School Corporation, which is recognized among the 20 best districts in Indiana by Niche. Students may start at Templeton Elementary, which gets a B from Niche, before heading to Jackson Creek Middle and Bloomington High School South, both of which earn A grades. Niche also ranks Bloomington South among the 10 best public high schools in the state and the school is also known for its strong academic track record and related awards. The neighborhood is also close to the Bloomington Montessori School, which serves students from prekindergarten through sixth grade.
The average graduation rate at Bloomington High School South is 96%.
Templeton Elementary School serves Winslow Farm and has more than 400 students in attendance.

Easy access to Bloomington Transit
Several Bloomington Transit bus stops exist in the community, including a few near its east and west entrances. Winslow Farm is also conveniently located, about 2 miles, or 8 minutes, from downtown Bloomington. The community is also 3 miles east of Interstate 69. The regional commuter highway also goes to Indianapolis, more than 50 miles north of Bloomington. Located about 5 miles north, the IU Health Bloomington Hospital is the region’s main medical institution.
