Boca Villas is synonymous with Boca Raton’s downtown area, just a few blocks from high-end shopping, restaurants, and arts. However, the community is its own ecosystem, lined with spacious, luxury homes in a lush, tropical landscape. Boca Villas and surrounding subdivisions of Kings Court and Whisem are referred to as the Golden Triangle for their coveted homes and proximity to the best of Boca’s amenities. “Boca Villas is really close to Mizner Park, really within walking distance, where there’s restaurants, shopping and live music. It’s also within walking distance of the beach,” says Alina Schwartz, a Realtor with One Sotheby’s International Realty who has lived in the East Boca Raton area for over 20 years. “It was developed in the 1950s and still carries the charm and character from that ‘Old Florida’ era.”

Luxury homes in the Golden Triangle

Towering, mature palm trees serve as the forefront for the luxury homes that line the quiet roads in Boca Villas. “The homes are really high-end. Developers bought homes built in the 1950s and 60s, then turning them into $5-7 million homes,” Schwartz says. Single-family homes in the community, as well as in neighboring Golden Triangle subdivisions, range from custom-built estates to contemporary builds and Mediterranean-style homes. Most homes range between $1.5 million and $4 million, with newer homes on larger lots on the higher end of the spectrum. However, custom-built, luxury homes can cost anywhere from $5 million to $7.5 million. Boca Villas doesn't have an HOA, which is another big selling point for prospective residents.

Catching a wave at South beach Park

Another perk of living in the heart of East Boca is being within a minute’s drive or bike ride from the city’s miles of sandy shorelines. South Beach Park’s relaxing waves and well-maintained beach make it a popular spot to go for a swim or get a suntan. Boca Raton Community High receives high marks

Boca Raton Elementary School has a B score on Niche, offering a Technology Choice program that includes coding and computer-building exercises. Boca Raton Community Middle School boasts an A-minus Niche score and is sought after for its academic programs, including a Pre-Medical Sciences Choice Academy and a Pre-Information Technology program. Downtown Boca showcases artists from around the world

Boca’s celebration of the arts is displayed proudly during the Museum Art Festival, a weekend-long event showcasing hundreds of artists from around the world. Throughout the year residents can check out rotating exhibits and contemporary pieces at the Boca Raton Museum of Art. The Mizner Park Cultural Center is notably home to a 4,000-seat amphitheater that hosts musicals and off-Broadway classics.

Easy access to Interstate 95

Interstate 95 and the Federal Highway, or US Route 1, connect this area of Downtown Boca to neighboring communities. Palm Tran, the area’s public transportation system, has several stops outside of the community along major thoroughfares like Palmetto Park Road. However, many residents in Boca Villas drive to get around. The neighborhood is also near the Brightline Boca Raton Station, a rail system that travels between Orlando and Miami. “It was a big deal when they added the stop in Boca. It’s the best way to go to Miami during events like Art Basel,” Schwartz says. Baptist Health Boca Raton, a 400-bed hospital, is about 2 miles away.

High-end shopping at Mizner Park

Mizner Park is the cultural and artistic heart of Boca, home to museums and performing arts studios. The open-air shopping center also has retail options and various dining options. Loch Bar is popular for its happy hour, which includes everything from fresh oysters to drink specials.
