Boca Raton's Southwind Lakes appeals to a variety of buyers
The community of Southwind Lakes, tucked into the western edge of Boca Raton, offers an appealing residential setting of attractively priced homes with low HOA fees close to an array of modern amenities. The community, developed between the late 1970s and the early 1980s, is next to Southwinds Golf Course and close to top-rated schools, plenty of shopping and dining and a sprawling regional park. “The neighborhood fits a multitude of buyers,” says James Lopez, principal of the James & Sean Group at Compass. “It’s great for first-time homebuyers, it’s great for growing families, it’s great for retirees because all the homes are one story, and it’s great for investors because you can rent right away and have immediate cash flow. It serves a wide variety of consumers, which is something you can’t say for a lot of neighborhoods in Boca.”

Homes are typically more spread out than in other neighborhoods
Midcentury ranch-style homes with driveways and attached garages line the neighborhood’s quiet streets. The area is landscaped with palm trees and other native greenery. Sidewalks front well-manicured yards, while in-ground pools are common out back. “You can get a sizable single-family home on a nice lot, as opposed to home after home after home right next to one another,” says Lopez, who grew up in the area. “The homes in Southwind Lakes are more spread out. Also, a lot of homes are on waterfront or golf course lots.” Prices typically range from the high $400,000s to the high $600,000s. HOA fees are minimal, just $75 per month. “And there are not a lot of strict rules and regulations," Lopez says. "You can have a boat or RV. That’s not very common in most neighborhoods.”
The community is far enough from the coast that flooding is not a concern. However, there is a risk of wind damage during hurricane season.

Southwinds Golf Course a highlight of resort-style amenities
Southwinds Golf Course features an 18-hole, par-70 layout that winds its way among water hazards and mature trees for more than 6,000 yards. Water comes into play on 16 holes of this highly rated public course. Renovations began in May 2025, and the course is expected to reopen in October. HOA amenities include a community pool, courts for tennis and basketball and recently built playground.
American Homes Park is a community green space with additional athletic courts and children’s playscapes next to a 3-acre lake. Burt Aronson South County Regional Park is a nearly 900-acre, amenities-filled destination less than a 10-minute drive from the neighborhood. Featured attractions include a water park, a golf course, lighted baseball field, an amphitheater and access to boating and fishing. For more outdoor adventures, the beaches and waterways of the Atlantic Coast are about 8 miles away.

Students can attend three top-rated Palm Beach County schools
Students can attend a trio of top-rated public schools. Whispering Pines Elementary and Eagles Landing Middle schools are rated A-minus by Niche. Olympia Heights Community High is an A-rated school that features academy programs in subjects as varied as finance, culinary arts and Marine JROTC. “I went to all three schools,” Lopez says. “The elementary school has a gifted program, and the middle school is also great. The high school is about a quarter-mile away. It’s right down the street; you can walk there.”

A collection of grocery stores, big-box retailers and restaurants is concentrated about 2 miles away around the intersection of U.S. Highway 441 and Glades Road in Boca Raton.
