A new chapter for Saint Elizabeth’s in Brighton

Saint Elizabeth’s is a Boston neighborhood with a slightly outdated name. For more than 150 years, St. Elizabeth’s Medical Center brought health care and job opportunities to the area, which sits alongside Brighton, 6 miles west of Downtown Boston. But when financial turbulence struck the hospital in the 2020s, Boston Medical Center took over its operation and changed the facility’s name to Boston Medical Center – Brighton. Amidst this change, new condo complexes and apartment buildings have cropped up among the neighborhood’s existing housing stock.

Boston Medical Center serves as a central hub of the Saint Elizabeth’s neighborhood, anchoring the community with healthcare, employment, and local activity.

Housing options in Saint Elizabeth’s

Condos and apartments make up the bulk of the property blend, and the majority of residents are renters. Several complexes have been built over the last few years, and growth is ongoing. “There’s a lot of new construction, but it’s a very underutilized part of the city, even with everything they’ve built,” says Justin Giuliano, Brighton resident and Realtor with 617 Real Estate Group. By contrast, most of the area’s single-family homes date to the late 1800s and early 1900s. Buyers can choose from a selection of Nationals, American Foursquares, Cape Cods and Queen Annes. Mature trees punctuate the broad sidewalks, giving residential areas a cozy, close-knit vibe. Some properties have small driveways, but a lot of people park on the street, which can make it difficult for two cars to pass.

How much homebuyers can expect to spend

Home prices usually range from the lower $300,000s to the upper $1 millions. That puts the median sale price at $655,000, well below the citywide median. However, some communities charge HOA fees that can top $500 a month and cover expenses such as heat, water, sewer, snow removal and trash disposal. If you’re looking to buy here, know that properties spend an average of about 33 days on the market, so they sell a little faster than the national average of about 57 days.

Commuting to Downtown Boston and major employment hubs

Many people move here to work at the hospital or at Boston College, which is about 1 mile away. But even if you work in Downtown Boston, you should have an easy time getting around. Several bus stops and Green Line T stations are within walking distance of just about every home in the neighborhood. Here’s how long it should take to get to some of the city’s employment hubs if you rely on public transit:

  • Fenway-Kenmore, 4 miles away – 30 minutes
  • Cambridge, 3 miles away – 35 minutes
  • Back Bay, 5 miles away – 35 minutes
  • Downtown Boston, 6 miles away – 50 minutes
All these places are about 15 minutes away by car, but because parking is a huge hassle in Boston, it’s usually easier not to drive. If you prefer to get around by bicycle, many roads are bike-friendly, and some have dedicated bike lanes.

Boston Public Schools uses a home-based school choice system

The highly rated Boston Public Schools district serves neighborhood students. This district uses a home-based assignment system, meaning families can choose from a list of eligible schools that are tied to their address rather than being assigned to specific ones. Students are placed using a ranked-choice, lottery-based process, so placement in a particular school isn’t guaranteed.

How Saint Elizabeth’s is turning the page

With the recent renaming of the hospital and all the new construction, the neighborhood feels like it’s in a transitional phase. “At Saint E’s, there was this giant glowing cross that was a landmark, so it’s a bit of a loss not to have that anchor there. It does feel like a page has turned,” Giuliano says. “But people are really excited to move there, to work in the hospital and be part of that network.”
