Shawnee Estates offers various prices in booming Bowling Green

Shawnee Estates covers a large area of south Bowling Green, about 4 miles from downtown. This area's different communities cater to a mix of buyers, but the location is the common draw. "Bowling Green is booming, and here you're close to all the industrial parks and hospitals and developments popping up," says Realtor Jane Parrott with Re/Max Real Estate Executives, who's been selling Bowling Green since 1988. "Bowling Green is Kentucky's third largest city, but it's growing more than anywhere else," says Parrott. "We've got the Corvette plant, the Fruit of the Loom headquarters, the big hospitals. Everywhere you look, there's something new." Whether they are in a 1960s suburban tract or a small, gated community, residents of Shawnee Estates are a short drive from all of Bowling Green's industry and activity.

1960s ranch-style homes and large custom builds

There are multiple communities within Shawnee Estates that present a range of prices. Covington Grove is a higher-priced enclave developed in the 1990s. Most of its large custom homes on spacious lots cost between $400,000 and $850,000, and larger mansions can cost north of $1 million. "Covington Grove is one of the few gated areas in town; there's not much under $500,000," says Parrott. "Shawnee is just down the road but is a lot less expensive." The Shawnee Estates community, the area's namesake, is on the neighborhood's north end. It's a large development of 1960s ranch-style homes, much like the rest of the area, with lots of green space and tree cover. These homes range from $200,000 to $350,000.

Western Kentucky University, medical centers and corporate campuses

Western Kentucky University is 3 miles up the road. WKU is the second-largest undergraduate university in the state, with more than 16,000 students. It also employs around 2,500 people. The university has drawn a large medical community to the area. TriStar Greenview Regional Hospital is 2 miles north, and the Medical Center at Bowling Green's sprawling campus is downtown. Fruit of Loom's headquarters is just east of the neighborhood, and General Motors' expansive Corvette plant is on the city's north side. Nashville is the closest major city, 65 miles south on Interstate 65. Interstate 165 runs along the neighborhood's south side, and U.S. Route 31 runs down the west side.

Warren County Public Schools or Bowling Green Independent Schools

The neighborhood is split between two school systems. Most of the area is part of Warren County Public Schools, rated an A-minus by Niche. Students begin at Natcher Elementary, which earns a B-plus. They continue at Henry F. Moss Middle, graded a C-plus, and finish at B-minus-rated Warren Central High. The northern section of the neighborhood, just off Smallhouse Road, is served by Bowling Green Independent Schools, which earns an overall A. Students here start at W.R. McNeill Elementary and move on to Bowling Green Junior High, both rated an A-minus. They finish at A-rated Bowling Green High, Niche's No. 2 standout school in Kentucky.

Groceries and retail at Greenwood Mall

Greenwood Mall is a few minutes east of most homes in Shawnee Estates. This shopping area has a central indoor mall with many outlets, department stores and a surrounding plaza of larger stores. These include department stores like Walmart and Target, home suppliers like Lowe's and Home Depot and supermarkets like Meijer and ALDI. Groceries can also be found at Kroger in the neighborhood's northwest corner. The commercial area around Kroger has many chain eateries and some local establishments like Overtime Sports Bar and Grill. Bowling Green's small yet thriving downtown is about 4 miles up the road. The downtown blocks offer more restaurants, bars, cafes and activities.

Spacious community and county parks

H.P. Thomas Park is a central recreation space in the area. This 17-acre lawn offers ample open space with different playgrounds and picnic areas. Dogs are allowed in the Bark Park on the south end. The Warren County Parks and Recreation department is based just south of the community, and it's surrounded by a complex of athletic fields and Basil Griffin Park, which has a large pond and pickleball courts.
