Once a hub from being a link to Manhattan from the Kings Bridge - where the neighborhood gets its name - Kingsbridge Heights offers a well-connected lifestyle with proximity to shopping and recreation. "Kingsbridge Heights has everything you need," says Vanessa Villanueva, a licensed real estate salesperson and team leader with Keller Williams Realty NYC. "It's walkable to so much in the Bronx: stores, restaurants, transportation, parks. Everything is jam-packed into one area, but it doesn't seem as busy because there's so much green space. It's a little oasis tucked away near the reservoir."

In Kingsbridge Heights, charming turn-of-the-century rowhouses and detached pre-war single-family homes stand shoulder to shoulder with sturdy, brick multi-family co-ops. "Kingsbridge Heights has predominantly co-ops," Villanueva says. "Co-ops are priced somewhat reasonably compared to single-family homes, so they're a good stepping stone for people starting out in real estate." Co-ops may cost from $100,000 for a one-bedroom unit to $360,000 for a three-bedroom unit. Single-family homes can cost from the mid $400,000s to the low $800,000s, and rowhouses fall within the same range. Detached builds converted for multi-family use can fetch up to $1.6 million. "Inventory in the area is tight," Villanueva adds. "A lot of the homes are passed down through the generations, so I see a lot of internal family sales that don't reach the market."

Students may attend schools within the New York Geographic District No. 10. The International School for Liberal Arts serves kids in sixth grade through twelfth grade and earns a C-plus score with an A-minus for its teachers. Students can also attend the nearby A-plus-rated Bronx High School of Science, which is not only considered one of the top two public high schools in New York by Niche but also boasts eight Nobel Prize-winning graduates, the most of any secondary school in the world. Lehman College is located on the neighborhood’s eastern side.
