"Kingsbridge Heights has everything you need," says Vanessa Villanueva, a licensed real estate salesperson and team leader with Keller Williams Realty NYC. "It's walkable to so much in the Bronx: stores, restaurants, transportation, parks. Everything is jam-packed into one area, but it doesn't seem as busy because there's so much green space. It's a little oasis tucked away near the reservoir."

Co-ops, rowhouses and multi-family housing

In Kingsbridge Heights, charming turn-of-the-century rowhouses and detached pre-war single-family homes stand shoulder to shoulder with sturdy, brick multi-family co-ops. "Kingsbridge Heights has predominantly co-ops," Villanueva says. "Co-ops are priced somewhat reasonably compared to single-family homes, so they're a good stepping stone for people starting out in real estate." Co-ops may cost from $100,000 for a one-bedroom unit to $360,000 for a three-bedroom unit. Single-family homes can cost from the mid $400,000s to the low $800,000s, and rowhouses fall within the same range. Detached builds converted for multi-family use can fetch up to $1.6 million. "Inventory in the area is tight," Villanueva adds. "A lot of the homes are passed down through the generations, so I see a lot of internal family sales that don't reach the market."

Strong education options from prekindergarten through graduate

Students may attend schools within the New York Geographic District No. 10. Prekindergarten through sixth-grade students can attend P.S. 86 Kingsbridge Heights, which is centrally located in the neighborhood and receives a B-minus rating from Niche. The International School for Liberal Arts serves kids in sixth grade through twelfth grade and earns a C-plus score with an A-minus for its teachers. Students can also attend the nearby A-plus-rated Bronx High School of Science, which is not only considered one of the top two public high schools in New York by Niche but also boasts eight Nobel Prize-winning graduates, the most of any secondary school in the world. Lehman College is located on the neighborhood’s eastern side. Apart from offering undergraduate and graduate programs, the college also serves as a cultural hub for the Bronx through events at the Lehman Center for the Performing Arts, The Lovinger Theatre and the Lehman College Art Gallery.

Parks and recreation along the Jerome Park Reservoir

Plenty of green spaces dot Kingsbridge Heights, allowing residents to access recreational facilities and outdoor parks. Washington’s Walk hugs Jerome Park Reservoir’s southern side, offering scenic views of the water from the park’s paved trails. The tract also features a playground and basketball courts. Nearby, Harris Park has multiple sports fields and additional playgrounds. Diverse restaurants, shops and conveniences blocks away

Shops and eateries in the neighborhood are mostly clustered along Kingsbridge Road and Broadway. The Kingsbridge Social Club is an Italian favorite for its welcoming vibe and hearty spaghetti and meatballs. Down the street, Peter’s Deli is known for its classic chopped cheese sandwich. Grocery options include Stop & Shop and a Garden Gourmet Market on Broadway, and an Aldi in the Broadway Plaza, which also houses T.J. Maxx and Carter’s Children Clothing. Easily accessible transportation connections

The 4 line serves the Kingsbridge Road subway station, while the 1 line serves the 231 Street subway station on the west side of the neighborhood. Buses frequent the stops scattered around the neighborhood. Kingsbridge Heights is sandwiched between major thoroughfares Route 87 to the west and Grand Concourse to the east.
