"It's walkable to so much in the Bronx: stores, restaurants, transportation, parks. Everything is jam-packed into one area, but it doesn't seem as busy because there's so much green space. "Kingsbridge Heights has predominantly co-ops," Villanueva says. "Co-ops are priced somewhat reasonably compared to single-family homes, so they're a good stepping stone for people starting out in real estate." Co-ops may cost from $100,000 for a one-bedroom unit to $360,000 for a three-bedroom unit. Single-family homes can cost from the mid $400,000s to the low $800,000s, and rowhouses fall within the same range. Detached builds converted for multi-family use can fetch up to $1.6 million. "Inventory in the area is tight," Villanueva adds. "A lot of the homes are passed down through the generations, so I see a lot of internal family sales that don't reach the market."
