Ashford Park’s original midcentury cottages and ranch-style homes sell for $335,000 to $900,000, depending on the extent of renovation. Many are being torn down and replaced by modern farmhouses and traditional-style properties, which feature up to six bedrooms and sell for $1 million to $2.8 million, Steinberg says. “Ashford Park had been defined by big lots and tiny, inexpensive houses,” she notes. “Now [it’s] defined by a lot more newer construction than the original houses that were there.” The third-acre lots are along sometimes hilly streets, where unmarked roads wind past mature trees and shrubs. Townhouses are in the neighborhood’s three corners and cost between $445,000 and $730,000.

Ashford Park is also within 2 miles of popular restaurant hubs on Buford Highway and Peachtree Boulevard, which Steinberg says are lined with fantastic restaurants. Grocery stores within 2 miles include Publix, Savi Provisions and Costco. The Brookhaven Farmers Market sells fresh fruit and vegetables from April to November. Three miles away, Phipps Plaza and Lenox Square malls house a combined 300-plus retailers and other businesses.

I-85 also connects with I-285. “Probably the most defining negative aspect of metro Atlanta this decade is the traffic,” Steinberg says. “It takes you twice as long as it once did to get anywhere. So being closer to the city is a lot more expensive, but it saves you a ton of time.” The Metro Atlanta Rapid Transit Authority’s (MARTA) Brookhaven-Oglethorpe subway station, a mile from the center of the neighborhood, travels through downtown to Hartsfield-Jackson Atlanta International Airport 20 miles away. The neighborhood is also in the flight path of the municipal Peachtree-DeKalb Airport, where private jets land. Several medical facilities are within 5 miles, including Northside Atlanta Hospital, Emory Saint Joesph’s Hospital and Children’s Healthcare of Atlanta’s Arthur M. Blank Hospital.
