Many of the homes in Garden Acres were built in the 1950s and 60s, giving them a classic charm with renovated interiors. House prices tend to stay between $200,000 and $350,000 and rental properties are also available. One-level traditional homes are common throughout Garden Acres, and homes often sit on quarter-acre or larger lots. Smith says that the neighborhood has a blend of retirees and Texas A&M students throughout the area and that the neighborhood doesn’t have a homeowners association like some surrounding communities. Homes are spaced out on quiet residential roads, and though many streets don’t have sidewalks, there’s plenty of space to go for a morning jog.

Fresh cups of coffee from Babe's and more options along Texas Avenue
Babe’s is a go-to spot for a morning pick-me-up. The shop has a mom-and-pop feel, serving everything from flaky croissants to breakfast burritos and piping hot, fresh coffee. Local shops, retail options and restaurants line Texas Ave, putting residents only minutes away from a good meal or from stopping to grab groceries for the week. There are dining options just off the main thoroughfare as well, including J. Cody’s for barbecue or Shipwreck Grill, which sells crawfish by the bucket. For a night out, both Carney’s and Yesterday’s Bar and Grill are local watering holes with good drinks and pool tables to pass the time.

Texas Avenue and proximity to Texas A&M
Texas Avenue is one of the major thoroughfares in the Bryan/College Station area. It leads directly to Texas A&M University, which is just two miles away and downtown Bryan, which is about 3 miles out. “College Station and Bryan are sister cities, so you really never know when you’re leaving one and entering the other,” Smith says. Residents drive to get around, but the neighborhood isn’t far from a few stops on the AggieSpirit bus, which shuttles Texas A&M students around.

Garden Acres Park is the neighborhood pocket park with open green fields and a fenced family cemetery in the middle. Tanglewood Park is a popular spot in the summertime for grilling on the weekend, and kids flock to the splash pad during the summertime for some relief from the Texas heat. Dog owners are a couple of miles from letting their dog romp around with friends at the University Park Dog Park.

Kids head to class at Crockett Elementary School
Garden Acres is part of the Bryan Independent School District. Children in the neighborhood will likely start their education at Crockett Elementary School, which received a C-plus grade from Niche. Fifth and sixth graders head to Jane Long Intermediate School, followed by Stephen F. Austin Middle School until eighth. Both schools have C-plus Niche ratings.
