Why Teravalis is set to transform the Phoenix West Valley

West of Glendale and the northwestern suburbs of Phoenix, Teravalis is poised to become Arizona's largest master-planned community, with brand-new homes surrounded by wide-open views of the desert, including the Belmont and White Tank Mountains. The community has plans to establish 100,000 new homes and welcome a population of 300,000 in the Phoenix West Valley. Residents currently enjoy access to hiking trails, community centers, dog parks and swimming pools.

Amenities include shopping and rec centers

About 25 minutes away, Walmart Supercenter and Fry's Marketplace are two of the closest supermarkets. In 2027, the Echo Community Center will be a landmark for the community, which will include a fitness center, resort-style swimming pool and spa. Lawn and pavilion areas are part of the planned layout too, along with work and social spaces. "Because I am part of a young family, I love that they have so many parks. You get the benefits of a family community and a retirement community," says Deanna Hillseth, a longtime Phoenix area resident and Realtor at eXp Realty.

There will be multiple recreation centers, dog parks and trail networks once the project is complete. “It’s really nice to live in a quiet community with a bunch of playgrounds," Hillseth says. "It’s not overcrowded, and it’s not a party atmosphere. You go there if you’re the hiking type looking for a nice quiet neighborhood.”

What new homes cost and who is building in Teravalis

Floreo is the first completed village, comprising 10% of Teravalis, with more development to come. The architectural styles include contemporary Craftsman, New Traditional and ranch-style homes. Many houses incorporate Spanish elements, such as stucco exteriors and tile roofs. Home prices range from the lower $300,000s to the upper $400,000s.

Four-bedroom layouts built after 2025 by companies such as Meritage Homes, Century Communities, KB Home and Lennar are common. The community is a Howard Hughes Communities project, focusing on sustainability through renewable energy, water conservation and a walkable village design that incorporates the desert’s open spaces. HOAs will require fees, which can vary depending on your community. You can book a tour to view a model home through one of the builders or at the on-site office. "They have a helpful and informative office where you can go and tour," Hillseth says. "For individuals seeking to rent, we offer both short-term and long-term leases."

How far Teravalis is from Phoenix and the airport

While walking and biking trails are currently less accessible, the community is made up of a less car-dependent design, allowing you to get around on foot. Future trails will connect community centers, parks and open-space hiking areas. Phoenix is about 55 minutes east of Teravalis on U.S. Interstate 10. The nearest emergency room is the Abrazo Buckeye Emergency Center, located approximately 20 minutes southeast of the area. The Phoenix Sky Harbor International Airport is about an hour away, providing passenger flights to cities worldwide, including London and Paris.

Where to find hiking and jeep trails close to home

The community rests between the White Tank Mountains and the Belmont Mountains, and you can easily reach desert trails, hiking and off-roading areas. "It’s on the backside of the White Tanks. It’s peaceful, and you’re close enough to hiking without being in Waddell or Goodyear," Hillseth says. Most outdoor areas are within a 15-minute drive:

  • Explore rolling mountain foothills along the Black Rock Loop Trail.
  • Take the jeep trails to Elephant Rock and go off-roading through the desert.
  • Hike more than 12 miles of trails to the Barry Goldwater Peak in the White Tank Mountains.
