Buena Vista Township offers peace and proximity to city amenities
Buena Vista Township, established in 1897, is a small community in Atlantic County that is home to approximately 6,500 residents. Sitting just outside the city of Vineland, the township is surrounded by farmland and comprises renovated vintage homes, as well as scattered local businesses. “If you’re looking for quiet, Buena Vista is definitely the place to go. It’s on the eastern outskirts of Vineland, which has everything you could need in terms of shopping and dining,” says Erin Owens, a Realtor of over two decades with Berkshire Hathaway. “There’s a lot of active farms around there, and the equestrian lifestyle is very popular. There’s not much going on, which for some people is the appeal.”

20th century farmhouses, midcentury homes and large lots
While some original farmhouses and cottages from the early 20th century still stand, much of the housing stock in the township consists of midcentury ranch-style homes and Cape Cods. “Land sizes are pretty large in Buena, you can easily get a couple of acres,” Owens says. “There are some smaller subdivisions where you’re limited to maybe a quarter acre, but still decent.” The community doesn’t have much new construction, with the most recent homes built in the 1990s, save for a few outliers. Cranberry Run, a 55-plus neighborhood within the township, offers the lowest prices in the area, with manufactured homes selling for between $15,000 and $140,000. Smaller midcentury homes sell for $165,000 to $345,000, while larger, newer properties sell between $400,000 and $665,000. The township's CAP Index Crime Score is 2 out of 10, below the national average of 4.

Country clubs, parks and horseback riding around the community
The Buena Vista Parks and Recreation Committee maintains several green spaces within the community, from small pocket parks to their largest recreation space, Michael Debbi Park. The park features a playground, street hockey rink, tennis and basketball courts and several different ball fields. It also serves as the central gathering place for the township’s events, such as the weekly Summer Concert Series. “Horseback riding is very popular around the area, so there are a lot of stables and equestrian farms around,” Owens says. The Buena Vista Country Club was founded in 1957 and is open to the public, offering an 18-hole course, a driving range and a putting green.

Buena Regional High offers college and career readiness
A local, centralized school district serves the community, and New Jersey offers inter-district school choice via open enrollment. John C. Milanesi Elementary is one of three elementary schools that young kids in the area can attend. It scores a B-minus on Niche. Students move on to C-rated Buena Regional Middle before heading to C-plus Buena Regional High. The high school partners with the Alanticare Buena Teen Center to provide learning support services, college planning, work readiness and more.

While the township doesn’t have large commercial areas, it does have the essentials, with stops like Wawa and Dollar General along Harding Highway. Local businesses are more prevalent in the community than chains, ranging from antique shops to general stores and long-standing restaurants. Villa Fazzolari, a family-owned establishment that has been open for nearly 20 years, serves traditional Italian fare and wine in a casual, laid-back dining room. “Vineland has huge retail areas, so people in Buena can easily go get groceries and shop around,” Owens says. “They also have plenty of international cuisine, like anything you want to eat, Vineland has it.”

Route 40 and 322 offer easy access to nearby cities and airport
Buena Vista Township is intersected by U.S. Route 40, a major transcontinental highway that begins in New Jersey and extends to Utah. “We also have Route 322, which is one of our main roads,” Owens says. “You can get to Atlantic City pretty quickly for a day trip.” The closest general hospital, Inspira Medical Center Vineland, is roughly 11 miles from the township. Atlantic City International Airport is approximately 23 miles away and serves several major commercial airlines.
