Lining narrow, bumpy sidewalks are two-story shotguns with pitched roofs. Most are painted white and provide a second-story balcony decorated with plants and a sitting area. Some feature dormer windows and white picket fences. Home prices have been gradually increasing, with current properties selling anywhere from $100,000 and $150,000. “The neighborhood is growing in such a positive way,” says Maureen Flavin, a Realtor with Howard Hanna, who has 32 years of experience in Buffalo. “Every day, there’s an industrial building being turned into a lofty apartment or a restaurant. It’s providing more housing and walkable amenities for the community.”

Less than a mile away, Mazurek's Bakery is known for its Polish rye bread and down Seneca Street, locals enjoy Italian at Chef’s Restaurant, established in 1923. About a mile down from Chef’s, Larkin Square offers Swan Street Diner and Hydraulic Hearth, a beer garden with an artsy, interactive phone booth outside. “It’s within a short drive or bike ride to Canalside, which has tons of old silos and restaurants,” Flavin says. “Southern Tier has a giant screen that plays Buffalo Bills games.” Sahlen Field, home to the Bills, is just two blocks away. Currently, Tops Friendly Market off South Park Avenue is the only major grocery store in the area. However, Clinton Bailey Farmers Market is just a mile away at Niagara Frontier Food Terminal.

Iconic Buffalo attractions
There are plenty of attractions for locals and tourists to enjoy, such as taking a selfie with the shark girl statue near the ice rink on Marine Drive, along with riding the Buffalo Heritage Carousel a few blocks down. Driving north for 9 miles, Delaware Park is home to The Buffalo Zoo and Buffalo’s History Museum and for live music lovers, KeyBank Center is a 5-mile commute. “There’s always some big headliner, like Elton John and Mick Jagger,” Flavin says. The city also hosts large festivals, as July brings the Taste of Buffalo, the largest outdoor festival in the nation that attracts thousands.

Getting around Seneca Babcock and beyond
Public transit is provided by Niagara Frontier Transportation Authority (NFTA). Interstate 90 runs straight through Seneca, heading to Niagara Falls and the Canadian border and Seneca Street (NY 16) runs roughly southeastward from downtown. Farther north, Clinton Street (NY 354) touches the northern boundary of Seneca-Babcock.

Important to Know
In 2022, a mass casualty hate crime at Tops Friendly Supermarket deeply impacted not just Seneca Babcock but the entire state. In response, The New York State Legislature passed laws banning semi-automatic sales to most people under 21. “When this happened, it was the only grocery store in the area,” Flavin says. “So, when it closed, many were out of food. The community came together and donated a ton of food. It was a difficult time, but the community effort was astounding.”
