A small town with a big heart
In the small but mighty borough of Burgettstown, neighbors enjoy a tight-knit community with vibrant local businesses, affordable homes and rural charm. “Even though we’re small, we’re also known to have a huge heart,” says Beth Hoppe, a local Realtor with Achieve Realty and a resident of the borough since 2017. Just 10 miles from the West Virginia border, Burgettstown has all the traditional markings of a serene, southwestern Pennsylvania borough, but Hoppe says it's not as secluded as it seems. “A lot of people think this is out in the middle of nowhere, but you’re only 15 minutes from the airport, and in less than 20 minutes, you can be in three different states.” Plus, with The Pavilion at Star Lake just a few miles away, some residents may even enjoy a private concert from their deck as the music wafts over the wind, bringing a bit of entertainment and energy to this cozy community.

Historical homes at affordable prices
Featuring a collection of ranch-style homes, cottages and spacious American Foursquares that rarely top $225,000, Burgettstown is an affordable slice of Washington County, where the average home value rests just under $250,000. Many of the homes date to the early 1900s, maintaining their historical facades while boasting renovated interiors. Ample yard space and off-street parking are common amenities, but most side streets do not have sidewalks. Depending on size and condition, these properties usually sell between $100,000 and $200,000.

Visit local restaurants on Main Street
South Main Street serves as the borough’s commercial hub, home to everything from local salons and banks to Family Dollar and Rite Aid. Family-owned restaurants include Walden’s at 1709 Main, which has operated out of a historical 1870s building since 2011. New spots like Heist Spirits, a local distillery in a restored 1920s bank building, are bringing a fresh crowd to the community. “They have people coming in from all over, especially on Fridays and Saturdays,” Hoppe says, noting that the boost in nightlife also comes with a bit of extra traffic. When the distillery is busy, “Good luck getting through Main Street,” she says. For groceries and additional retail shopping, many residents make the short, 12-mile trip down U.S. Route 22 to Weirton, West Virginia, which is home to a Walmart, ALDI and Kroger.

Annual Community Day brings neighbors together
Each year, neighbors get together in summer for a Community Day at Burgettstown Community Park. Kids also love attending weekly events like story time at the Burgettstown Community Library. Music fans can snag tickets to major shows at the massive Pavilion at Star Lake, a premier venue just 5 miles from the borough that seats more than 20,000 people. “There’s a lot of notoriety” because of the Pavilion, Hoppe says. “Not every small town with two traffic lights has an outdoor venue within a few miles.” For locals, though, Hoppe says this can sometimes be a double-edged sword. “People who live here have a concert calendar on their fridge so they know when to avoid certain roads,” she says.

Extend your walk with the Panhandle Trail
Burgettstown Community Park offers space for playdates on the playground and gatherings under the reservable picnic shelter. From here, walkers have easy access to the Panhandle Trail, which stretches for 29 miles into West Virginia and connects with other regional trails, including the Great Allegheny Passage. Like most of southwestern Pennsylvania, hunting is a popular pastime, and State Game Lands No. 117 is just a few miles away.
