Relaxed, quiet living in Saxapahaw

Located 15 miles west of Chapel Hill in Alamance County, the village of Saxapahaw has a relaxed, quiet environment with new developments along the Haw River. Former mill buildings have been converted into upscale condos and locally owned businesses, including a cafe and brewery. Here, you can kayak down the river, visit the weekly farmers market or enjoy lunch overlooking the water. Homes in subdivisions around the village add to the housing options, which are popular among commuters to Chapel Hill, Durham and other nearby towns.

Condos, apartments and homes are popular in the area

The centerpiece of Saxapahaw is the Saxapahaw Rivermill, the community's village area that was converted from a historic cotton mill. Today, it has modern apartments, condos and cottages to rent or purchase. “Those condos are gorgeous and fun and funky,” says Marlo Countiss, Realtor and broker with Re/Max Diamond Realty. Outside of the immediate village area, a few small subdivisions have single-family homes. Properties include recently built, New Traditional homes with two-car garages, as well as older ranch-style houses.

The cost of living in Saxapahaw is lower than in Chapel Hill

The median property sale price in Saxapahaw is in the upper $400,000s, and homes typically sell between the low $200,000s and low $500,000s, though some luxury properties overlooking the river can go for higher. Countiss notes that some people choose Saxapahaw as a more affordable alternative to Chapel Hill, which has a median sale price in the upper $600,000s. That said, Saxapahaw’s median sale price is still higher than nearby Burlington's, which is in the upper $200,000s.

A well-rated charter school and nearby public options

The Hawbridge School is a highly rated charter school in Saxapahaw that serves kindergarten through 12th grade. “You want to get your kid in there if you can,” Countiss says. “The teacher-to-student ratio is much smaller, and they do fun stuff, like take their science classes on the river.” Students attending traditional public schools in the Alamance-Burlington School System may begin at B. Everett Jordan Elementary School and continue to Hawfields Middle School and Southeast Alamance High School. Southeast Alamance High opened in 2023 to accommodate the county’s growing population.

Commuting to Chapel Hill, Durham and Burlington

Chapel Hill is about 15 miles east of Saxapahaw and is home to the University of North Carolina at Chapel Hill, a major research university with over 30,000 undergraduate and graduate students, as well as UNC Hospitals. “You can get to the parking deck at UNC in less than 30 minutes,” Countiss says. She notes that many people also commute the 30 miles to Durham, where Research Triangle Park is located. The city of Burlington is also about 14 miles north. Most people get around by car in this area, as public transportation options are limited.

Amenities include shops and restaurants overlooking the Haw River

Saxapahaw’s village area along the Haw River has several businesses, including the Saxapahaw General Store. This store sells household items, locally grown foods, and casual meals like pizzas and burgers. “The highlight of the community is the little general store,” Countiss says. Other businesses here include:

  • Left Bank Butchery, which sources its meats from local farms
  • Haw River Farmhouse Ales, a spacious brewery with an outdoor deck
  • The Eddy Pub, a casual bar serving weekend brunch and comfort food
  • Cup 22 Coffee House, a relaxed hangout spot with diverse pastry and drink options

Local fun includes village-wide events and kayaking

Saxapahaw has plenty of things to do, including recurring community events and outdoor activities along the riverfront. While you’re in Saxapahaw, you can:

  • Canoe or kayak down the Haw River
  • Hike or camp at the Saxapahaw Country Club
  • Buy local produce and listen to live music during Saturdays in Saxapahaw
  • Attend concerts at the Haw River Ballroom
  • Walk along the riverfront at Saxapahaw Island Park

An artsy community with a rural feel

Saxapahaw may feel rural, but its community has a distinct identity. “It’s such a unique little place. It’s just got a really strong sense of community,” Countiss says. The area’s restored historic buildings, well-loved local businesses, and proximity to larger, progressive communities like Durham and Chapel Hill define the area. “It’s a real artsy scene with more of a peaceful vibe,” Countiss says. “It’s just very charming and not commercialized.”
