Surrounded by agricultural fields on three sides, Cherry Hills, a southwestern Champaign suburb, is a quiet community with kind neighbors and backyard residential lakes. Morning walks to Barkstall Elementary School, and short trips to Village at the Crossing restaurants are part of the daily routine. Its location grants a sense of remoteness, where afternoon trips to Millage Park and days spent kayaking around the residential lakes include run-ins with the familiar faces of next-door neighbors. Though free from the traffic of communities closer to downtown Champaign 5 miles north, the neighboring Interstate 57 connects residents to the greater surrounding area. “I love Cherry Hills,” says Hazem Jaber, Realtor with Coldwell Banker Real Estate Group and current resident. “I built my first home here in 1995, moved away, and then decided to move back a few years later. It’s one of the area’s more established communities.”

Little ones enjoy biking or walking to Millage Park, located in the neighborhood off Cherry Creek Road. Alongside a traditional playground, the park offers a pair of water fountains for refueling after running around its generous green space. Water recreation is also apparent throughout the community, with kayaks and paddleboards scattered along the shores of its residential lakes. “People who live on the lake and pay their specific lake dues are free to enjoy the lake as they please,” Jaber says. “Access to the private lakes is a big pull for homebuyers.”

The New Traditional-style homes of Cherry Hills
At first glance, the Cherry Hills community presents a typical suburban landscape with sidewalks throughout and ample red and chestnut oak trees that fill 0.35-acre-average lots. However, the backyards of many homes reveal the waters of seven residential lakes, which give the community’s curved residential streets their shape. Thanks to its quiet nature and secluded feel along the southwestern outskirts of Champaign, strolls through the neighborhood include waving to friendly neighbors and the absence of traffic. “It’s joyful to walk around the community, and everyone knows and cares about one another,” Jaber says. Two-car driveways break off from the streets, leading to the attached garages of New Traditional-style homes built over the last 35 years. Though roughly one-third of homes sit waterfront, the remaining properties offer enough space for a backyard patio for entertaining. Potential homebuyers can expect a price range that starts at $248,000 and reaches up to $535,000 for a house along the waterfront or atop comparatively larger acreage.

Improving the student experience at Central High School
Champaign Unit 4 School District serves the community and allows families to choose their school rather than assigning by location. The enrollment process includes ranking preferred schools, socioeconomic status, and enrollment capacities. However, many residents choose Barkstall Elementary School, which maintains a B-plus on Niche. Ellen Pohlman, the school's office manager, mentions that Cherry Hill is the only community that can walk to the school, and many do. Meanwhile, older students can head to C-plus-rated Edison Middle School and Central High School, which maintains an A-minus. The high school implements a Central High School Improvement Plan, which focuses on increasing equity among students, communicating with parents, and providing students with an overall sense of safety.

The convenience of I-57
I-57 is a mile west of the neighborhood, providing access to Chicago, a 140-mile drive north. Closer to home are downtown Champaign's locally owned boutiques and eateries, a 5-mile drive northeast along West Windsor Road and South Neil Street, and Carle Foundation Hospital, 2 miles east of downtown, off East University Drive. Meanwhile, those traveling out of the area catch connecting flights from Willard Regional Airport, 6 miles southeast, off Airport Road. Eight Champaign – Urbanna Mass Transit District bus stops sit within the community, as well as lining Curtis and West Windsor Streets to the north and south, connecting residents to the rest of Champaign.

Considering its proximity to Willard Regional Airport, Cherry Hills does experience periodic noise in the form of planes arriving and departing. However, the airports patterns do not cross directly over the community, which causes most noise to fade into the background.
