Eclectic neighborhood close to downtown
Located on the outskirts of the Charlottesville metro area, Woolen Mills is a historic suburb with older homes, quick access to recreation and popular local restaurants. “It’s a super fun, funky, eclectic neighborhood,” says Grier Murphy, a Realtor with Nest Realty Group, who’s been selling homes in the city since 2005. “It has a pretty passionate homeownership base; the people who live there love it a lot.” The community has industrial roots, with several textile factories from the 1800s providing a large source of income for the city. The factory mills burned down during the Civil War and were rebuilt three years later but were destroyed again by a series of floods and fires in 1882, with the present space occupied by commercial businesses. The neighborhood today is visually greener than the urban downtown sitting to the west, with the community bordered by the Rivanna River to the north, and having the Riverview Cemetery and oak tree forests make up nearly half of its space.

Rivanna Trail, Meade Park
Along the Rivanna River, Riverview Park offers a playground, picnic tables and a boat launch. The park also connects to Rivanna Trail, a 20-mile “urban wilderness” hiking path that extends from Woolen Mills up to Locust Grove. Locals can visit the Rivanna River Company to rent kayaks and tubes and take part in guided trips. There’s also a water park with slides and a splash playground at Meade Park, located in the west end of the neighborhood. “You can really stay in the neighborhood for the whole day without getting in your car,” says Murphy.

Local dining spots with weekly events
In the southwest corner of the neighborhood, FIREFLY Restaurant + Game Room serves tavern dishes alongside an assortment of arcade games like pinball, Skee-Ball and Donkey Kong. There are also nighttime events during the week, including trivia on Tuesdays, bingo on Wednesdays and Karaoke on Thursdays. Just across the street, Holly’s Diner offers southern dining favorites, as well as its own lineup of weekly events like open mics and game nights. Beer Run is a hybrid store/pub with American eats and hundreds of brews and wines. Just north of Woolen Mills along U.S. Route 250, residents can head to Food Lion or Giant Food for groceries. Downtown Charlottesville’s shopping, dining and attractions are also just a mile west. “It’s on the outskirts in terms of walkability to downtown,” says Murphy.

Homes are arranged along a traditional suburban streetscape with cul-de-sacs and moderately sized yards. The neighborhood features Craftsman and bungalow homes from the early-to-mid 20th century, most including private driveways and attached garages. Homes tend to stay on the market for less than two weeks and typically range from $300,000 to $600,000.

Students may start at Summit Elementary, which gets a C-plus from Niche, for kindergarten through fourth grade, before going to Walker Upper Elementary, which also receives a C-plus, for fifth and sixth grade. Buford Middle serves grades seven and eight and earns a B-minus. Charlottesville High earns an A and offers extracurricular activities like an internationally qualifying Zero Robotics team and one of the most decorated band and orchestra programs in the state. The University of Virginia, founded in 1819 by third U.S. President Thomas Jefferson, is consistently ranked as one of the best public universities in the state.
Events that celebrate local artists
The Dogwood Festival, which started in 1950 to celebrate the city’s beauty and heritage, is one of Charlottesville's most popular annual events. It includes amusement rides and fireworks. The Crozet Art Festival hosts hundreds of local artists alongside food vendors and live music. The Virginia Film Festival takes place in late October and screens some of the year’s most anticipated movies.

Commuting via car, bus and train
Some may find Woolen Mills walkable for recreation and dining, but others may want a car to reach surrounding areas. Richmond is 65 miles away on Interstate 64, which is just south of the neighborhood. Charlottesville Area Transit has bus stops along nearly every street in the neighborhood. Amtrak trains can also be accessed via the station downtown, with daily service going west to Chicago, north to Washington D.C. and south to Greensboro, North Carolina.
