Robin Hill is a wooded suburb just outside the heart of Chelmsford
Robin Hill is named for the highest elevation point in Chelmsford, where an early-1900s fire tower was constructed to keep an eye on the town below. A fire tower still stands at the peak today, but the view has long since been obstructed by trees, a pattern of growth seen throughout the winding streets of this wooded suburb. Although the community is quiet, Robin Hill is well-positioned near hiking trails, shopping options and Chelmsford's town center. "It's a great location," says Wendy Crandall, a Realtor with Compass New England and a local resident. "It's just desirable — the market is really strong and there are great neighborhoods. There are some beautiful older homes, and everyone takes pride in their yards."
Hilly streets with late-1900s Colonials and ranch-style homes
Robin Hill's streets are hilly and wooded, with a median yard size of just under an acre. There aren't any sidewalks, and cars might slow down to pass each other. But there's not much traffic except residents, and mature trees add to a feeling of seclusion. Most houses were built from the 1950s to the 1990s, with a few properties from the late 1800s and some contemporary construction. "There are good lot sizes, with mostly Colonials, some split-levels, some ranches — there's a variety, which is nice — not every house is the same," Crandall says. Prices range from $700,000 to $1 million, varying based on square footage and level of renovations.
Nature trails, community garden plots and a local swimming pool
Robin Hill's surrounding woodland has plenty of nature hiking, including the major Bruce Freeman Rail Trail. The paved pathway runs into Chelmsford's town center in about 2 miles and stretches 10 miles south to West Concord's Commuter Rail train station. Also within the neighborhood, Chelmsford Swim and Tennis is a members-only facility with swimming lessons and summer events. "There's a waiting list, but you get in pretty quickly," says Crandall, who got a membership for her family. "It was a no-brainer for us because we live just down the road. It has a great environment." The nearby Chelmsford Community Gardens have plots for rent, and there's a sandy swimming beach down by Heart Pond. Right next door, Chelmsford Country Club is a public, nine-hole golf course. Plus, all the outdoor activities and farm animals at Great Brook Farm State Park are 2 miles away.
Local schools have a standout music program
Local kids are zoned to attend Byam School, which earns a B-plus grade from Niche and is less than a mile from many homes. Then it's on to Parker Middle School and Chelmsford High School, which both earn A-minus grades. In 2025, the district was named one of the Best Communities for Music Education for the 13th year running by the National Association of Music Merchants. Students regularly attend state music competitions and can showcase their skills in the district's 1,000-seat performing arts center.
Chelmsford's town center has community events and restaurants
About 2 miles away, the town center of Chelmsford has historic storefronts, a public library and a common green space that hosts farmers markets and a Fourth of July parade. Crandall says that proximity to the town center is a draw for the area, since it's a go-to spot for dining out. "There's a great restaurant called Fishbones, a new brewery and a steakhouse coming soon," Crandall says. "We have a lot of restaurants." Navigation Brewing Company opened up in 2025, and Fishbones serves seafood caught fresh from the Boston harbors. According to Crandall, the drinks at Fishbones stand out as much as the food. "The martinis are like two or three times as much as what you would get in Boston," she laughs.
Larger shopping options are five minutes away
About 3 miles down Littleton Road, residents can find big-box stores and chain restaurants. "It's about five minutes to the Westford shopping area, which has everything — Whole Foods, Market Basket, a ton of restaurants, a health center," Crandall says. While there are two medical centers in the Westford area, the closest major healthcare facility is Lowell General Hospital, which has two locations about 7 miles away.
Commuter Rail access to Boston is within a short drive
Boston is just over 30 miles away by connecting with Interstate 93 into the city. The interstate is often backed up with rush hour traffic, meaning the commute can take longer than an hour. Chelmsford doesn't have its own Commuter Rail Station, but Crandall says locals often drive into Lowell to get on the train to Boston. Lowell is 6 miles away, and Billerica and Littleton also have commuter rail stations. The Boston Logan International Airport is in Boston's city center, but the smaller Manchester-Boston Regional Airport can be a quicker drive for Chelmsford residents, about 30 miles north.
