New East Side is a Chicago community surrounded by the Chicago River and Lake Michigan, with high-rise condo towers that give residents views of downtown and the water. The area is built around Lake Shore East Park, a green space in the center of downtown. Restaurants and grocery stores are on the ground floor of the high-rise buildings, making it easy to enjoy time out of the house. Shops and attractions along North Michigan Avenue are close by.
High-rise condo buildings fill the community, and most buildings date to the mid-2000s with modern finishes throughout. Many units feature floor-to-ceiling windows, open layouts, and views of Lake Michigan and the city skyline. Towers typically have amenities like pools and 24-hour door staff. “You’re right there in the city, and there [are] fantastic views up and down the lakefront,” says founder and broker Scott Berg with Berg Properties. “It’s all big developments and large-scale buildings. It’s a different style of living over there, compared to the rest of downtown Chicago.” The median sale price is about $700,000, and prices can range from the upper $100,000s to $5.4 million.
The New East Side has a range of restaurants, many on the first floor of condo and hotel buildings. You might dine out at the restaurant in your building or go for a walk to options nearby. A few standouts include:
Lake Shore East Park is a green space in the heart of the community with a botanical garden, walking paths, a dedicated dog area and open lawn space. Nearby Maggie Daley Park spans about 20 acres with a play garden, an 18-hole miniature golf course and a 40-foot climbing wall. The park also has a winding quarter-mile ice skating ribbon that is used as a rollerblading track in warmer months. The Chicago Riverwalk is a scenic path you can walk or bike, and the Ohio Street Beach in nearby Addams (Jane) Memorial Park has room for swimming.
Because the community is part of the downtown area, you have plenty of options when it comes to commuting around. You can walk to several Chicago Transit Authority bus routes or the Millennium station, which serves Metra and South Shore Line trains. A little farther away, the Washington/Wabash station serves multiple CTA train lines. Driving is easy when you live so close to museums, shops and parks.
New East Side is part of the Chicago Public Schools district, and students attend schools outside the community. Students might attend The Ogden International School of Chicago, which earns a B-minus rating from Niche, or private options like The Frances Xavier Warde School, rated A-plus.
Living in New East Side means you’re close to all the downtown action, especially annual festivals. You might head to Grant Park for the massive music festival Lalapalooza every summer. The Taste of Chicago is also held at Grant Park in July, and people visit to try bites from a range of food vendors.
