St. Ben’s is a small subneighborhood of North Center on Chicago's North Side. It was named after St. Benedict Parish, which has been in the neighborhood since 1902. Today, the church's bell tower rises over the neighborhood's tree-lined streets. St. Ben’s is mostly residential, with restaurants and public transportation mostly limited to its borders. Residents enjoy a walkable community close to highly rated schools, local restaurants and commuter options in a quiet corner of North Center.

St. Ben's accommodates homeowners and renters

Homebuyers can expect a mix of historic Italianates, American Foursquares, brownstones and greystones. Sleek contemporary models are becoming more common, and there are a number of low-rise condo complexes and two- or three-flats. “Those old historic two-flats, they’re being converted into single-family homes,” says Brian Connolly, a broker with @properties who also owns Longford Design and Construction, based in North Center. “But then you’ve got people like me and my brother who are bringing in big apartment buildings. The alderman here is definitely looking for more multifamily housing.” The neighborhood currently has a healthy split of renters and homeowners. “We’ve seen grandparents sell their place in the ’burbs and now they’re renting here to be near their grandchildren,” Connolly says.

Prices are in the middle compared to nearby neighborhoods

Housing prices in St. Ben’s are a solid middle point for its surrounding neighborhoods. The median is just a bit more expensive than North Center and Roscoe Village, but about half of Horner Park. You'll find most condos in St. Ben’s from the low $400,000s to the low $900,000s, though some contemporary and luxury options can go as high as a million. Single-family homes range from $1 million to $3.3 million.

Public and private school options in and around St. Ben's

St. Ben’s is part of Chicago Public Schools, a school-choice district. There are a couple of highly rated public and private options within walking distance of homes and in neighboring communities, including:

  • Alexander Graham Bell Elementary School, a neighborhood school with a regional gifted program
  • Lane Tech College Prep High School, a public 7-12 school in Roscoe Village with a great STEM program
  • DePaul College Prep, a private Catholic high school also in Roscoe Village with a dual enrollment program through DePaul University
  • St. Benedict Preparatory School, a private K-8 Catholic school with National Blue Ribbon School status
The latter school is part of the neighborhood’s namesake church, a local landmark and community space. “They do good German festivals like Mayfest and Oktoberfest,” Connolly says.

German restaurants and cafes are within walking distance

Historically, German heritage runs deep in the neighborhood. These days, remnants of the past can be found in its local restaurants. Laschet’s Inn, one of a few German restaurants in the area, features menu items like brats, schnitzel and strudel. In the mornings, you can stop in Coffee Joint for coffee and pastries. Pete’s Pizza has a bunch of different types of pizza, including thin crust, stuffed and deep dish.

Walking to the bus stop or train station

Like the restaurants, public transit options tend to stick to the neighborhood edges, still within walking distance. Buses stop along major roads like Irving Park Road and Western Avenue, and there’s a bike lane along Leavitt Street. “You’re right between the train and the highway,” Connolly says. “You’ve got the Brown Line that takes you right into the city.” Interstate 90/94 is about 10 minutes away and can get you downtown in about 20 minutes. The train takes about an hour to get to The Loop.

Clark Park is next door in Roscoe Village

One thing you don’t have in St. Ben’s is green space. One of the closest parks, Clark Park, is next door in Roscoe Village, featuring a bike trail and a boathouse on the Chicago River. Nearby Kerry Woods Cubs Fields is a local stadium used by schools and leagues in the area.
