What daily life feels like in the West Ridge neighborhood

West Ridge is a spacious, largely residential neighborhood on Chicago ’s far north side, where housing styles change from block to block. You’ll see everything from classic Chicago bungalows and custom historic homes to brick two-flats and multi-unit apartment buildings. The area has a quieter, almost suburban rhythm outside its main commercial corridor, Devon Avenue. Expansive parks, neighborhood schools and some walkable amenities shape daily life more than nightlife or heavy traffic. Access to highways, bus routes and nearby Metra stations also makes West Ridge practical for commuters heading downtown for work.

Diverse and historic homes define the community

With a population of over 78,000 people, West Ridge has tens of thousands of homes to choose from. Realtor Barbara O'Connor with Baird & Warner, a lifelong West Ridge resident, says the neighborhood can be broken down into subsections by its architecture. In Peterson Woods, you’ll mostly find single-family historic homes with custom architecture. “Your neighbor’s house is not the same as yours,” O’Connor says. “You might have a bungalow next to an English Tudor next to home with a Spanish flair or Georgian details.” In Arcadia Terrace, there’s a mix of single-family homes and two-flats. North of Peterson Avenue, there are two-flats, three-flats, Georgians and octagonal bungalows. In the Talman West Ridge Bungalow Historic District north of Devon Avenue, there are nearly 200 classic Chicago bungalows from the early 20th century. “A lot of people go for the bungalow because it’s an architectural staple in Chicago,” says Realtor Helen Bailey with Pioneer Realty Group. “They’re quite attractive, big and historically more affordable.”

What home prices look like across housing types

Home prices are just as diverse as home styles. For example:

  • Single-family houses start in the low $300,000s and reach up to $1.3 million.
  • Multifamily homes cost anywhere between the low $500,000s and $1.6 million, with a few listings in the multi-millions.
  • Townhouses and condos range from the $80,000s to the upper $500,000s.
  • Co-ops typically sell between the $70,000s and the low $200,000s.
“Peterson Woods and Arcadia Terrace are more expensive parts of the community, but the overall price point in West Ridge is relatively more affordable than many surrounding areas,” says Realtor Brady Miller of Cadence Realty. “Property taxes are also lower, especially as prices in Lincoln Square and North Center go up.”

Why West Ridge feels peaceful despite its density

Despite the neighborhood’s size and density, lots are bigger than expected, and community life is tranquil. “It’s very residential so it feels like living in the suburbs,” Bailey says. “You’ve got a lot of parks and families walking around. You see a lot of kids in the area—those are all selling points.” You may not be able to get to know all your neighbors, but O’Connor says there’s a deep sense of harmony regardless. “So many people from all sorts of backgrounds live here,” she says. “Every culture is in the neighborhood, and everyone is comfortable. I think that’s the appeal here — no one feels out of place.”

Students are zoned locally but have many alternative school choices

There are many Chicago Public Schools inside West Ridge, and every student is zoned to a neighborhood school. Kids can also attend citywide schools or another school of choice through the GoCPS application process. Charter and magnet schools are sought-after choices, and the neighborhood is home to many private schools, like Bethesda International Academy, Yeshivas Tiferes Tzvi Academy and Lubavitch Mesivta of Chicago.

Find restaurants, bakeries and grocers along Devon Avenue

Devon Avenue is a major draw of the area. Stretching over 1 mile across the neighborhood, this corridor offers dozens of restaurants, retail shops and grocery stores, including several halal butchers and kosher bakeries. Some favorite local restaurants include:

  • Udupi Palace Restaurant, a go-to for vegetarian Indian dishes
  • Great Chicago Food & Beverage CO, a kosher eatery serving burgers, fried chicken and sandwiches

Enjoy a walkable neighborhood with several commuter options

You’ll often see people walking around the neighborhood, especially on the weekends. When it comes to commuting, people drive or take public transit. There are CTA bus stops throughout the community and a few Metra stations in neighboring Rogers Park. Both Highway 41 and Interstate 90 are nearby, connecting to downtown Chicago in about 10 miles. “You’re close to the suburbs without being in the suburbs,” Bailey says. “City employees have to live within city boundaries, so many of them live here because they can have a suburban lifestyle within city limits.” Depending on traffic, the daily commute can be 30 minutes to an hour each way.

Local parks encourage a love for the outdoors year-round

There are many parks to explore in West Ridge, but one of the most popular is Indian Boundary Park. It offers everything from a playground and seasonal splash pad to walking paths, tennis courts and a community garden. In summer, people watch free movies on the lawn. Warren Park is an even larger option for recreation. It also has walking paths and a playground, plus several ball fields, a 9-hole golf course, a seasonal ice rink and a sled hill. You’re also near the 50-acre Legion Park, which O’Connor calls “a bicycle paradise.”
