City adventures just far enough from the noise
Pendleton has been around since the 1850s when German immigrants first came to Cincinnati. They built some of the district’s Italianate structures, carriage houses and tenement buildings that, until recently, had been abandoned. As people begin to move back into the area, hundred-year-old buildings like the old Woodward School have transformed into new apartment complexes, and over $85 million has been invested in redevelopment as of 2016.Walking through the narrow streets and sidewalks of Pendleton, longtime residents will always find something new to look at. Italianate-style landmarks like St. Paul’s Cathedral, with its golden dome that towers over the neighborhood, sit alongside colorful town houses built in the last five years. On the ground-level, dog walkers head to Ziegler Park, and couples go for a night out on Broadway. “The draw is that it’s downtown Cincinnati, but it’s one of the quieter parts,” says Realtor Bill Draznik, who has sold in Cincinnati for over 12 years. “It’s more residential, and you don’t get a ton of thru traffic.”

Colorful condos and town homes
With the wave of refurbished buildings completed in the last decade, potential residents now have plenty of repurposed condominiums to choose from. They’re now decorated in fresh reds and blues, a symbol of this energetic community, and in the style of Colonial Revival. Two-bedroom are available in the $400,000 to $465,000 range. Three-bedrooms are more like $520,000 to $750,000, and if they’re lucky, buyers can find the occasional town house in this price point, too. Besides repurposed buildings, fresh construction in the area has opened up more opportunities for homebuyers, with about 15 new town houses built in 2023 alone.

Pendleton Art Center, community events
“Pendleton has a very strong community counsel,” says Realtor Bill Draznik with Coldwell Banker. “There are a lot of people that have lived there a long time and have a lot of pride in where they come from.” Institutions like the Pendleton Art Center help to create that sense of community — in addition to rotating exhibitions year-round, they host Final Fridays on the last Friday of every month, where viewers can meet both the art and the artist. For a fun night of gambling and entertainment, Hard Rock Cincinnati has live performances every few months.

Ziegler and Washington Parks
Surrounded by the historic buildings of Pendleton, Ziegler Park is a refuge in the middle of the city. Its open lawn is perfect for dogs or a picnic, and its manicured flowers are a mini botanical garden. Kids can jump around the splash pad and dip in the pool while parents inspect the cityscape. Toward the neighboring community of Over The Rhine and next to Cincinnati Music Hall, Washington Park has similar amenities and an outdoor stage. Neighbors gather here for weekend concerts, food trucks and market events – bargain hunters especially will like City Flea, where they can wander around the lawn and browse through dozens of local vendors. “

Specialty restaurants and Main Street boutiques
This close to downtown, local restaurants and shops are only a few blocks from the house. Lucius Q, named after the Roman general Cincinnatus, was featured on the Food Network and serves Cincinnati-style barbecue. This place does the city’s “three-way” like no other — spaghetti topped with stringy cheese and brisket chili, a twist on the traditional beef. For dessert, residents can stop into The Parlor for ice-creamy goodness infused with edible cookie dough. They can wind down at Main Street Shop & Studio, where they can buy gifts, jewelry and other accessories. Two buildings down, Tim’s Picks has clothing and home décor personally curated by its owner. New York Groceries is nearby, too, for locals who need to restock their fridges.

Cincinnati City School District earns a B-minus from Niche
Cincinnati City School District serves the area and gets a B-minus from Niche. Rothenburg Preparatory Academy teaches prekindergarten through sixth grade and earns a C-minus. Taft Information Technology High teaches seventh through 12th grade and also has a C-minus. Families are able to apply to attend other schools in the district.

Close to Interstates 71 and 75, Kentucky
Inscribed by Liberty Street, Central Parkway and Sycamore Street, this triangular neighborhood is adjacent to Cincinnati’s highway system. Interstate 71 runs alongside the eastern part of the neighborhood and leads to the Kentucky side of the Ohio River or toward northern suburbs like Norwood and Blue Ash. Interstate 75 goes toward Reading and St. Bernard. For travel to the business district and Great American Ball Park, residents can walk the city’s one-way, gridded streets.
