Indian Hills is almost synonymous with downtown Clermont. Walking out of the residential pockets of this community leads to a vibrant and cozy district with all kinds of businesses on every corner. There are plenty of options for the fearless foodies or the brunch besties to grab a fulfilling bite to eat. Outdoorsy types may be drawn to it waterfront parks, rolling hills, or proximity to the South Lake Trail. Anyone looking for a home here is likely to find something that fits them, with 100-year-old homes and contemporary townhouses gracing its streets. "We're in the middle of what we call Rails to Trails, that runs from Titusville to Brooksville, and we're right in the middle of it. That's becoming a feature," says Curt Henschel, Planning and Development Director for the City of Clermont. "There are a lot of small businesses in the area, and there's more and more coming. We're revitalizing and making code changes for downtown that appear to be working."

Homes of all kinds, dating back decades
Homes in Indian Hills cover a spectrum of styles, settings, and price points. Sprawling lakefront properties with private boat decks, modest ranch houses, and recently updated townhouses are all potential living options. Several houses in the area have historic designation, with dozens built in the 1920s. These older homes have the most stylistic variation — craftsman, neoclassical, and Spanish are a few of the architectural choices. "There's a lot of new areas being developed in Clermont," Henschel says. "But I do see others revitalizing some older homes in the downtown area." Most single-family homes have driveways, but many don’t have attached garages, with some homes having carports instead. Sidewalks are less common in residential sections, but the areas with a higher concentration of businesses have flat, walkable sidewalks. Single-family detached homes in the area range from $275,000-$600,000, with the larger lakefront homes listed at $800,000-$1.2 million. Condos and townhouses are generally $200,000-$450,000.

Aurelia Cole Academy named for noted educator
Indian Hills is served by Lake County Public Schools, which participates in the choice program. Students living here can attend Aurelia Cole Academy for kindergarten through eighth grade. This school opened in August 2023 and is not yet rated by Niche. It was named after Aurelia McKinney Cole, an educator from the area who became the school district’s first African-American high school principal after integration. The neighborhood is also zoned for South Lake High School for Grades 9 through 12 and earns a B-minus rating on Niche.

Downtown Clermont's main shopping areas
Downtown Clermont’s central business district has tons of shopping and dining, The West End Plaza is an indoor shopping mall with 24 suites. The local businesses taking up residence here include Lemont Coffee, Teamont Boba and Sud’s Bottleshop & Saloon. The Harvest Market is a gourmet grocery store on Highway 50, and Winn-Dixie at South Lake Plaza is the nearest mainstream grocery store farther up the street. Cosa Nostra Italian Deli is a shop that prides itself on sourcing fresh ingredients for its subs, salads and flatbreads. Waterfront parks
The Park of Indian Hills is a waterfront neighborhood park that is ideal for a lakeside picnic or taking the dog for a walk. Palatlakaha Park is the home of the South Lake Little League and draws families and children with its four ball fields, numerous courts, kids’ obstacle course, and full concession. The South Lake Trail is a 10-foot-wide paved pathway on the south side of Lake Minneola that is part of the West Orange Trail. Victory Pointe is another popular spot that is listed as a passive park combined with a stormwater project and is the site of several community events.

Highway 50 has several bus stops and runs directly through Indian Hills. Its junction with Highway 27 is less than 2 miles outside the neighborhood. Downtown Orlando via Highway 50 is under 30 miles east. Orlando International Airport is about 33 miles away. Orlando Health South Lake Hospital, the nearest hospital, is about 3 miles away.
