Regency Lakes is a gated community in northern Coconut Creek. “It’s a 717-unit HOA, and within the master association, there are nine subdivisions,” says Lennie Plazure, the Regency Lakes property manager. Each section has its own governing documents, though eight of the nine are managed by the same management company as the master association. The manned gatehouse at the front entrance and the residents-only, transponder-operated back entrance give the neighborhood a secluded vibe. But the quiet atmosphere doesn’t come at the cost of convenience—proximity to highways, shopping, dining and recreation are as much of a draw as the privacy.

Monarch High offers career technology and dual enrollment programs
Broward County Public Schools offers school choice, but Regency Lakes is zoned to Tradewinds Elementary, Lyons Creek Middle and Monarch High. The elementary school earns a B grade from Niche; the middle and high schools earn B-plus grades. Monarch High has career technology programs in subjects such as engineering and entrepreneurship, as well as a dual enrollment program in partnership with Atlantic Technical College.

Indoor/outdoor recreation at Lakeside Park, Coconut Creek Rec Complex
Lakeside Park has a shaded playground, picnic areas and athletic fields. A few blocks away, the Coconut Creek Recreation Complex has a mix of outdoor and indoor recreational facilities, from basketball courts and a splash pad to a gym and computer room. It also hosts after-school programs and youth sports leagues. Oceanfront beaches are less than 10 miles away, usually about a 30-minute drive without traffic. Private community amenities are also available. “Four of the subdivisions have their own satellite pool, and all homeowners are entitled to use the Regency Lakes pool, gym, tennis court and hot tub,” Plazure says.
Coconut Creek Recreation Complex offers bike trails and easy access to Regency Lakes residents.

Shopping/dining at Coral Creek Shops and Regency Lakes Village Center
Coral Creek Shops, at the corner of Johnson Road and U.S. Route 441, has a Publix, an auto parts store, a pet groomer, banks and other businesses. Dining options include All Star Pizza & Italian Restaurant and Nana Sushi-Thai. Nearby Regency Lakes Village Center has more restaurants, like Papamigos Coconut Creek, a popular taqueria and raw bar, and Sette Mezzo Ristorante, an Italian eatery. Big box retailers and department stores, like Walmart Supercenter, BJ’s Wholesale Club and Kohl’s, and national chain eateries, such as Texas Roadhouse and Starbucks, are also close.

Quick access to highways, bus transportation and more
The Coconut Creek North bus route runs from stops on Johnson Road and Lyons Road to the Coconut Creek Recreation Complex and Seminole Casino, as well as several local schools and shopping centers. Florida’s Turnpike and U.S. Route 441, also known as North State Road 7, are major north-south thoroughfares. The Coconut Creek Emergency Center, a couple miles south, is an under-10-minute drive via Route 441. Fort Lauderdale-Hollywood International Airport is just over 20 miles away, about a 30-minute drive in light traffic. Palm Beach International Airport, to the north, is not much farther. The 35-mile drive usually takes around 45 minutes without traffic. Sawgrass Expressway heads east toward the oceanfront and west toward the Everglades.
Deerfield Beach is just a few miles away from Regency Lakes.
