Stretching across the northern edge of the Las Vegas Valley, Cheyenne calls to thrill-seekers, outdoor enthusiasts, retirees and commuters alike. Long a military town adjacent to Nellis Air Force Base, the 101-square-mile community is one of the state’s largest, home to 275,000 residents. With its convenient location near the Strip, over 70 miles of trails and the picturesque Las Vegas mountain ranges as its backdrop, it’s quickly becoming the latest emerging spot for Las Vegas natives and newcomers to settle down. “A lot is right up against the mountains, so you get those views from many areas,” says Amanda Bolton, Realtor and Broker for LPT Realty, a Las Vegas resident for over 31 years and selling in the region for over 10 years. “It’s also more affordable than Henderson and most of Las Vegas. That will change soon with out-of-state buyers, but right now, you can still get a great deal, and it’s a perfect opportunity to claim your spot.”
Not only are newcomers treated to its proximity to the outdoors and affordable housing, but Cheyenne is also a community on the rise. “It is one of the fastest growing and most diverse places in America,” says Greg Bortolin, Communications Director for the City of North Las Vegas. “With that growth comes a lot of opportunities, including jobs, brand-new retail and restaurants. “Apex Industrial Park has been a major hub of growth – recently welcoming major national and international brands, building logistics centers and manufacturing facilities. When completely built out, Apex is expected to create 77,000 new jobs.”

Home to over 30 parks, 70 miles of hiking trails and Red Rock Canyon
With over 30 parks, three recreation centers and 70 miles of hiking and biking trails, Cheyenne provides endless opportunities to explore the outdoors. “You’ve got the freeway and Interstate 15 right there, so you’re a hop and skip away from Red Rock Canyon,” says Bolton. “There are so many trails and hiking opportunities, from beginner hikes where you can take your kids to rock climbing for avid hikers.” Only a 17-mile drive, Red Rock Canyon National Conservation Area boasts miles of hiking and biking trails, horseback riding and panoramic viewing spots along its 13-mile scenic drive.
The community’s 20-acre Aliante Nature Discovery Park is the most popular, boasting a large man-made waterfall and lake, sand volleyball courts, an amphitheater for outdoor concerts, tennis courts, soccer fields and multiple pathways. The central attraction is “Dino Park,” a themed area for kids to enjoy replicas of fossilized dinosaurs, baby dinosaur hatchings and a giant triceratops skull for climbing. Nicholas E. Flores Jr. Park is another local favorite – offering plenty of open green space, five picnic pads, gazebos and a splash pad with sea animals spraying water. And the 10,000-seat venue at the 170-acre Craig Ranch Regional Park is the only large-scale outdoor amphitheater in Southern Nevada. This park has something for everyone, including a 65,000-square-foot skate park, two basketball courts, a community garden and three dog parks. Residents can also beat the desert heat in the summer at one of the community’s three public pools and seven splash pads.

Diverse mom and pops, NASCAR and the Electric Daisy Carnival
The culinary landscape in Cheyenne is just as diverse and eclectic as its housing and community, home to mom and pops from around the globe, fine dining establishments and hole-in-the-wall institutions. For Southern favorites like fried chicken and catfish, visit EllaEm’s Soul Food. Locals rave about the tonkatsu ramen and bubble tea at Tokyo Café, and for a hot pie, Old School Pizzeria is the go-to spot for the classic Margherita pizza or the chef’s creations like the “Vegas Meets Italy” pizza or the “Monster-Size Slice,” which is the same as an 8.5-inch round pizza. For a night out, enjoy strong margaritas, live mariachi music and comfort Mexican classics at Viva Zapata’s. “Servehzah Bottle Shop and Tap Room and Born and Raised Bar and Grill are also some good ones owned by Valley locals," says Bortolin. Residents also have a variety of grocery and retail shops nearby, including Walmart, Smith’s and Albertsons, Target and Home Depot.
Those with a need for speed will love the Las Vegas Motor Speedway in the community, which hosts numerous National Hot Rod Association drag racing events and two NASCAR Cup Series Race events. For three days in May, the speedway thrums with electronic dance music at the Electric Daisy Carnival, a mesmerizing music, light and pyrotechnics show attracting more than 400,000 attendees.
Bolton says Gilcrease Orchard is a popular spot for residents who prefer a little more laid-back weekend activity. “You can go apple picking and pumpkin picking,” she says. “They’ve got the best apple cider I’ve ever had, and people will drive all the way from Boulder City just to hit this place.” And while Bolton says most locals tend to stay away from The Strip, she says they will occasionally head down for some weekend fun. “We’ll go for a Golden Knights game or to see the Aces or if we have people come into town,” she says. “Although I do have retirees that end up moving here, and they like to go play the slots.”

Affordable Spanish-style homes, condos and horse properties
Buyers can choose from older single-family homes and condos in established subdivisions to new construction and custom-built homes in gated or planned communities. “New construction is booming, but you’ve got a good mix,” Bolton says. “You have ranch-style homes with big lots and even some horse properties with no HOAs,” she says. You’re getting a lot more land out here.” Most single-family homes were built in the mid-1990s and range from $340,000 to $560,000, and Bolton says that’s a steal compared to the surrounding area. “You’re looking at a median home price of $425,000, and the rest of the overall valley sits around $465,000,” Bolton says.
Townhouses and condos range from $180,000 for a 724-square-foot one-bedroom to $338,000 for a 1,700-square-foot three-bedroom, like those in the Tripoly at Kings Hill subdivision, which gives residents access to a community pool and playground. Beyond ranch-style homes, Cheyenne offers Mediterranean and Spanish-style houses on up to one-fifth of an acre, with multi-car garages, meticulously landscaped lawns and sparkling pools. Higher-end homes, like those in the Davyn Ridge subdivision, come with up to five bedrooms and over 3,000 square feet of space. While homes are close together, streets and sidewalks are wide, allowing residents to get out and enjoy walking around their community. Schools, parks and libraries are also within walking distance. Bolton says veterans and retirees flock to the area. “They settle in Sun City Aliante and Ardiente, both age-restricted communities,” she says. “The veterans have the VA Hospital here, which is gorgeous, and they pay less. “Aliante has a gorgeous master-planned community center, and Ardiente’s event center is smaller and guard-gated. They do jazzercise, poker nights, Zumba and yoga.”

Exciting extracurriculars at Cheyenne schools
Clark County School District serves the area, and local students attend Richard C. Priest Elementary, Theron L. Swainston Middle and Cheyenne High School. Priest, which offers regular family nights and a football team, holds a C-plus Niche ranking, and the middle school earned a C. Earning a C-minus on Niche, Cheyenne High offers baseball and softball teams and a robo squad club. College-bound students wanting to stay close to home can easily walk to the College of Southern Nevada North Las Vegas Campus, educating students in high-demand fields like health care and information technology.

From annual celebrations to farmers' markets, movies in the park, and cultural festivals, there’s always something residents can attend in Cheyenne. “Last year, the city organized Southern Nevada’s first and only mariachi competition for high school bands,” says Bortolin. “We’re hoping to make it a regional and state competition. “There are also a lot of family-friendly and holiday celebrations that take place at Craig Ranch Regional Park year-round.”
