Emerald Forest’s stately homes give the small, central College Station neighborhood a grand appeal that has stuck since it was established in the late 1970s. Just 4 miles from Texas A&M and near several major thoroughfares, the community is close to many of the area’s best amenities. Emerald Forest has maintained the curb appeal of its homes and upkeep of the community, mainly thanks to its homeowners association. “They have a pretty active HOA,” says Jill Fouch, a native Texan, broker associate and founder of Moxie Texas, who has real estate experience since 2007. “They normally have a small billboard in the front of the community that tells residents what’s going on, and there’s always something on that sign for some kind of community project or HOA meeting.” The pride of ownership throughout Emerald Forest rings strong and continues to draw in new residents.

Spacious brick homes with unique architecture
“It’s one of my favorite neighborhoods just because every home is unique in design,” says Edward Allison, a real estate agent with Engel and Volkers who has lived in Texas for over a decade. “When people are looking in this area, they enjoy that not all the homes look alike, the yards are bigger, and they actually have mature trees. So it’s a more established neighborhood.” Most of the homes in Emerald Forest were built in the early 1980s and 90s, along with some built in the late 70s, but have kept their stately appeal throughout the years. Many homes are built with brick, but the similarities stop there, as all of the houses have their own flair to make them unique. Potential residents can find a home with white columns in the entrance or custom traditional properties, among many other options. Houses between 2,600 and 3,700 square often are priced between $450,000 and $850,000, while homes on double lots have sold for over $1 million. HOA fees for neighborhood upkeep are a monthly fee of $29.

Nature walk through Emerald Forest Park
Emerald Forest Park is at the center of the neighborhood and contains the community’s pool, that is open during the summer months, and a clubhouse. The city-run, forested outdoor park is just over 4 acres with a lighted basketball court and playground that children can spend hours on. Morning joggers frequent the park’s jogging trail for their daily exercise. Stephen C. Beachy Central Park set 2 miles from Emerald Forest, has a pond filled with catfish that brings in fishers of all ages. The 106-acre park has a laundry list of other amenities, including paved trails and exercise stations, among others.

Kids head to class at South Knoll Elementary
The College Station Independent School District is a big draw for parents, and Emerald Forest kids will attend schools that all have an A or higher Niche grade, starting at A-rated South Knoll Elementary School. Fifth and sixth graders attend Oakwood Intermediate School, followed by A&M Consolidated Middle School until eighth grade. A&M Consolidated High School has an A-plus rating and was established in 1920. Community members rally around the high school’s athletic teams in the AMC Tiger Club, a non-profit organization that supports tournament travel, equipment, scholarships and more for student athletes.

Good ol' Texas barbecue at Cooper's
For those with a hankering for classic Texas barbecue, Cooper’s Old Time Pit Bar-B-Que has an array of meats and tasty sides. Residents can use Emerald Parkway to reach shopping centers and restaurants along Texas Avenue, one of the main thoroughfares in the Bryan/College Station area. Stella Southern Cafe is a popular brunch spot, serving southern comfort meals and mimosas. Locals can get groceries from Kroger in the Rock Prairie Crossing shopping center just off Texas 6 Frontage Road. Most of southern College Station’s restaurants, including Casa Do Brasil, are nearby. “The patio there is one of the best. We go there a lot when we have big events in our family, and they take good care of you there,” Fouch says.

Texas Avenue allows easy traveling around Aggieland
Leaving Emerald Forest leads directly to Texas 6 Frontage Road and the Earl Rudder Freeway, which runs along Bryan and College Station. However, Texas Avenue, another main thoroughfare, can lead straight to Texas A&M University, which is just 4 miles away. Nothing’s too far away in either sister city from Emerald Forest, including Baylor Scott & White Medical Center, set about 2 miles down the road. “That’s one of the nice things about this area… Everything’s literally 15 minutes away,” Allison says. Easterwood Airport, a regional airport set 8 miles from the neighborhood, flies commercial flights to Dallas-Fort Worth International Airport.
