Concord Township Delaware, or Concord, offers upscale suburban living near the Pennsylvania-Delaware state line. The township is zoned for the Garnet Valley School District, and all its designated schools earn A’s from Niche. Shopping centers feature high-end retailers alongside everyday amenities, and outdoor areas range from passive parks to developed recreational spaces with playgrounds and sports facilities. Plus, the community receives a CAP Index Crime Score of 1 out of 10, below the national average of 4.
Concord offers single-family homes, condos and 55-plus living
Most properties line tidy subdivisions with wide, walkable streets, sloping lawns and mature trees. “Concord Township offers a lot of different housing,” says Realtor/broker of Keller Williams Realty, Ayse Clay, who has sold many homes in the area. “It mostly has single-family homes, but it also boasts several 55-plus communities, which not a lot of townships have. You can also find townhouses and condos.” Small cottages, ranch-style homes and single-story New Traditional homes can range in price from $390,000 to $600,000, while larger ranch-style homes and Colonial Revivals can cost $620,000 to $900,000. Expansive houses with four or more bedrooms in traditional styles can run from $930,000 to $1.4 million. Townhouses and condos may cost $160,000 to $800,000, with luxury properties built within the decade topping that range. Single-story New Traditional homes in 55-plus communities can cost $450,000 to $730,000.
Students attend Garnett Valley schools
The Garnet Valley School District, which earns an A-plus from Niche, serves this community. Concord Elementary, for kindergarten to second graders, gets an A-minus. Garnett Valley Elementary, for third to fifth grade students, Garnet Valley Middle and Garnet Valley High earn A’s. Garnet Valley High offers dual enrollment courses with West Chester University of Pennsylvania.
Golf, dog parks and nature trails across Concord Township
Clayton Park spans 165 acres, with nature trails and picnic areas shaded by beech and maple trees. Clayton Park Golf Course offers a nine-hole game, and the park has a playground. Visitors to Bush Hill Farm relax in open fields or bring their dogs to play in fenced-in areas adjacent to a private horse pasture, goat enclosure and barn. Nearby Hillsborough Smallbrook Preserve occupies a former Christmas tree farm, offering open space for passive recreation and a short, paved trail. Concord Township Community Park sits beside the Rachel Kohl Community Library. The park has a multi-purpose field, trails, a playground, a dog park, a sand volleyball court and a bandstand. The Brandywine Youth Club holds sports leagues for kids, including baseball, field hockey, football and lacrosse, while the Darlington Arts Center provides private music lessons, summer camps and art workshops. Sitting on 160 acres, The Newlin Grist Mill showcases the township’s history through historical buildings, including the preserved mill. “Field trips go there all the time,” Clay says. “They put on demonstrations for the kids. It’s very educational.” Additionally, over eight miles of trails run through.
Shopping centers mix big-box stores with upscale retailers
Shopping centers throughout the township offer everyday amenities and luxuries. The Shoppes at Brinton Lake features Lululemon, Anthropology, Eddie Bauer, Pottery Barn and The Fresh Market grocery store. Crozer Medical Plaza at Brinton Lake is also in this area. Just down the road, Concordville Town Centre includes big-box stores like Target, HomeGoods and The Home Depot and an Acme. Glen Eagle Square has Whole Foods and retailers like Athleta, Gap and Sephora. Costco Wholesale and Wegmans extend the community’s grocery options. To dine out, Fava offers authentic Italian cuisine, White Dog Café serves a range of menu items from its eclectic dining room and Avenue Kitchen has American breakfast and lunch classics. There are also many nationally known drive-through and fast casual restaurants, including Cava, Five Guys, Starbucks and McDonald’s. Plus, Clay notes, “It’s close to tax-free shopping in Delaware.”
Seasonal celebrations offer activities for all ages
The annual Harvest Festival includes costume contests for children and pets, festive face painting, live music, hayrides, pumpkin decorating and seasonal foods. At the same time of year, the Fall into the Arts Festival hosted by the Darlington Arts Center offers opportunities to paint a fall landscape alongside an art teacher, buy work from local artists and listen to live music. Concord Community Day draws a large crowd. Local businesses set up tents, families play games, township leaders interact with the community and the day ends with fireworks.
Concord is within commuting distance to Wilmington and Philly
“Concord Township is mostly car-dependent, with a few exceptions,” Clay says. U.S. routes 1, 202 and 322 run through. Wilmington, Delaware, is about 10 miles away, and Philadelphia is about 30. Both have international airports. About 5 miles away, in Middletown, Wawa Station, a SEPTA Regional Rail commuter station, offers a train into Center City. SEPTA buses on routes 111 and 119 lead to the 69th Street Transit Center in Philly and the Chester Transit Center in Chester, respectively.
