You’ll mostly find ranch-style homes, manufactured homes and farmhouses dotting the countryside in Cordesville, but there are also brand-new transitional designs nearby in the Huger area. The median sale price here is around $615,000, well above the medians in nearby Bonneau and Moncks Corner. Manufactured homes range from the mid-$100,000s to the upper $300,000s. Most detached homes fall between the lower $100,000s and the lower $600,000s. But custom new builds and homes on especially large tracts of land start in the upper $700,000s and can reach nearly $1 million. Commutes to Charleston and Mount Pleasant can take less than an hour

Long drives to work are common for Cordesville residents. Commuters have access to state Route 41 and U.S. Route 52 to reach nearby towns and cities. Mount Pleasant is about 32 miles away, or 40 to 60 minutes. Charleston is about 36 miles away, or 45 to 75 minutes. Stanton says traffic isn’t a big concern until you get into the cities, then it can get heavy during rush hour. Shopping and dining options in Cordesville are limited. “It’s just not real close to anything,” says Stanton, who adds that most residents head about 14 miles to Moncks Corner to run errands. The small town has familiar brands such as Food Lion, Walmart Supercenter, Harbor Freight and Piggly Wiggly. Aside from fast-food restaurants, there are popular small regional chains and locally owned eateries such as:

  • Swig & Swine BBQ, which serves slow-cooked, smoky barbecue and craft beer
  • Tail Race Tavern, a laid-back pub that does classic Lowcountry fare
  • Britt Bratt’s Garlic Crabs, known for Southern-style seafood
  • Gilligan's Seafood Restaurant, a favorite pit-stop for boaters along the Cooper River

What to know about flooding and climate risks in Berkeley County

According to the First Street Foundation, three hurricanes have caused major flooding events in Berkeley County since 2016. Waterways flow through and wrap around Cordesville, so depending on where your property is located, you could be within a flood hazard area, and you may be required to purchase flood insurance. The county also faces moderate wildfire risk and can experience extreme heat.
