This suburb is also known for its newer homes and recreational spaces that offer nature trails stretching out for miles. South Padre Drive is for shoppers

La Palmera Mall is the biggest shopping mall in Corpus Christi. "Everyone goes there; it's where everything is happening," says Corpus Christi local Anita Cisneros, a realtor with eXp Realty LLC. By everything, she's referring to not only the one million square feet devoted to box chains like Forever 21, Macy's, H&M and more but also a rotating schedule of live events and entertainment options. Moore Plaza is also on the same road, South Padre Drive, with 40 more commercial options and even a chiropractor's office. The Market On Everhart, just 2 miles from these shopping hubs, has a selection of restaurants, including Blue Cove, a popular seafood spot. The Corpus Christi Southside Farmers' Market also runs there every Saturday. And there are several H-E-Bs locally for large grocery hauls, including one on Weber Road.

Custom-built properties

The median property build year in Southside is 1985, but new homes are cropping up everywhere. Many are custom-built cottage and ranch-style residences, ranging from the early to mid $300,000s to the higher end of $400,000. The entry point to this neighborhood is much lower, with fixer-uppers selling for around $120,000. Still, Southside properties are not flying off the shelves. "Not like they were a few years ago. I think it's mostly rising interest rates slowing people down," Cisneros adds. Windswept oaks and the occasional palm tree spring from otherwise typically suburban lawns capped by sidewalks.

Learning and growing in Southside

The Corpus Christi Independent School District is the largest in the area, with 59 campuses serving more than 29 square miles. One pipeline students who live in Southside may travel through is Kolda Elementary School, Adkins Middle School and Veterans Memorial High School. The elementary and high schools earn A-minus ratings from Niche, and the middle school scores a B. Kolda prepares young minds for the modern world by participating in NetSmartzKids. This interactive learning portal educates them on staying safe online.

Sunset at Cole Pier

Southside is home to both the South Texas Botanical Gardens & Nature Center and the Oso Bay Wetlands Preserve. At the botanical gardens, locals meander along roses and plumerias and enjoy a butterfly garden, where the featherlight creatures visit palms and shoulders. The preserve has a playground and miles of trails that lead to ponds, brackish wetlands and prairies where birds flutter and turtles slowly crawl. It also has a learning center with a few live animals, interactive exhibits and a collection of biofacts to explore. "We also have great sunrises and sunsets here, and there are tons of fishing spots," Cisneros shares. Cole Pier offers one of the best places to catch the view and a trout.

Birds of a feather flock together

Bird enthusiasts gather each April for the Birdiest Festival in America, held at the South Texas Botanical Gardens & Nature Center. While there, they catch the spring migration and listen to keynote speakers touch on topics related to shoreline birds and identifying species by sight and sound. Barefoot Mardi Gras is also a big tradition in Corpus Christi. Every February, locals also celebrate Barefoot Mardi Gras, where they dress in purple, green, and gold and parade along the shoreline off Park Road, 7 miles from Southside.

Travel mostly by car or bus

Depending on where they live, especially near a main shopping thoroughfare like South Staples Street, residents can walk or bike to shops and source what they want or need. The area as a whole, however, is only somewhat walkable. Corpus Christi Regional Transportation Authority also provides bus and paratransit services, and there are many stops along Everhart Road, South Staples Street and South Alameda Street. Corpus Christi International is 16 miles away via Route 358 for longer trips.
