Salt Lake City’s gateway to the mountains

Located at the foothills of the Wasatch Mountains, Cottonwood Heights lies amidst Utah’s well-known ski resorts and outdoor attractions just 15 miles south of Salt Lake City, acting as the region’s gateway city to the mountains. Officially known as the “City Between the Canyons” and locally referred to as the “Mouth of the Canyon,” the residential municipality sits at the entrance to Big Canyon, where Brighton and Solitude Ski Resorts are located, and Little Canyon — home to Alta and Snowbird Ski Resorts. All are within half an hour’s drive. Local Realtor Melissa Ballman says this is the top reason people are drawn to the Cottonwood Canyon: “You’re pretty much at the base of the canyon,” she says. “For most people, when they say they want to live in Cottonwood, it’s because they’re big skiers.”

Outdoor recreation in Cottonwood Canyon

Apart from the surrounding ski resorts, recreational activity is found at the Cottonwood Heights Recreation Center, an extensive facility housing waterparks, sports courts and fields, and an Olympic-sized pool. Its ice arena hosts figure skating clubs, adult hockey leagues and skating lessons. At Mountain View Park, kids can explore the blue and grey playground structures and jungle gyms that resemble the mountains in the background. The park also has a splash pad open during the summer months and a pavilion big enough for 110 people.

Shops and eateries along Union Park Avenue

Within Cottonwood Heights, residents fulfill their grocery runs at the local Trader Joe’s and Whole Foods. The Shops and Fort Union and adjacent Park Center shopping mall offer a few big box retailers like Target and DICK’S Sporting Goods, which also houses eateries like La Frontera Mexican Restaurant and Landmark Grill. Locals travel north to Murray’s Fashion Place shopping mall for additional options.

Community events and Butlerville Days

Cottonwood Heights’ largest event is Butlerville Days, a two-day summer celebration that honors the city’s pioneer past with a carnival, parade, live music and chalk art competitions. The Cottonwood Recreation Center keeps a robust schedule of events for residents to take part in, including skate days, 5k runs and charity golf tournaments. A handful of places of worship also enrich the community with family-friendly events like luncheons, dinners, book clubs and game days, as well as youth events.

A quick commute to Salt Lake City

Interstate 215 runs along Cottonwood Heights’ north side, acting as the city’s main thoroughfare. The road connects to Interstate 15, which links residents to Salt Lake City. “You’re only 15 minutes away from Salt Lake City, so it makes your commute easy,” Realtor Ballman says. Though owning a home in Cottonwood Heights does guarantee a prime location for skiing, it also brings traffic — especially on a powder day when fresh snow falls onto the resorts, which can back up roads for miles.

Rambling home styles with mountain views

The city offers a more suburban feel than neighboring Salt Lake City, Bellman says. Many houses were built between the late 1970s and 1990s or after the early 2000s and reflect the popular housing styles of those decades. Rambling ranches and Prairie-inspired traditional styles are common, many with three to four bedrooms, two-car garages and generous yard space. Backed up to the Wasatch Mountains, multi-million-dollar mansions sporting five to seven bedrooms boast private pools, personal gyms and tennis courts. A smattering of condos and townhouses round out the housing inventory. The median price of real estate in January 2024 was $733,000, up 23% compared to the year before, and prices typically range from $140,000 up to $3.25 million.

The Canyon School District serves children in Cottonwood Heights, ranked the best school district in Salt Lake County by Niche. Kindergarten through fifth graders may attend Butler School before advancing to Butler Middle School for sixth to eighth grades. Both receive A overall ratings from Niche.
