Kenton Hills has hillside living with access to downtown Cincinnati
On a hillside overlooking the Ohio River, Kenton Hills offers quiet, peaceful living just a few miles from downtown Cincinnati. “Being located adjacent to the pastoral Devou Park presents the area with a variety of recreational opportunities, walking, hiking, biking, traditional golf, disc golf, and family picnics,” says Ray Kingsbury, member of the Botany Hills Neighborhood Association. Shrouded by trees, the neighborhood has a sense of privacy. Residents live among miles of green space, but still have city views and urban convenience, as interstates and major commercial areas are all close by.
Kenton Hills homes are larger than the national average
New construction in Kenton Hills often consists of contemporary or transitional architecture. The average home value is $411,000, and only a total of three homes have sold in the last year. On average, single-family homes are just under 2,500 square feet, higher than the national average of just under 2,000. Condos in the area are an average of 2,300 square feet and were mostly built in the mid-1970s. They start at $155,000 and go up to $255,000. The median lot size is just under a quarter of an acre, and many backyards have pools. The hilly streets often have sidewalks.
Outdoor fun includes playgrounds, trails and symphony shows
Devou Park, the city’s largest green space at over 700 acres, makes up the majority of the neighborhood. It has more traditional park amenities like paved walking trails and a playground, as well as ways to explore the scenic outdoors on backcountry hiking and mountain biking trails. Behringer-Crawford Museum preserves Northern Kentucky culture in the Devou Family’s 19th-century home.
The park also has live performances. "Devou Park’s Band Shell was built to resemble the famous Hollywood Bowl,” Kingsbury says. “It hosts a variety of events during the summer months, including free concerts by the Northern Kentucky Symphony Orchestra.” Senator Gus Sheehan, Jr. Park is a much smaller green space with a basketball court.
School zoning varies, with options in two different districts
Most homes are zoned for Kenton County Public Schools. Fort Wright Elementary earns an A-minus from Niche, while Turkeyfoot Middle School and Dixie Heights High School both have B-plus ratings. DHHS offers several career paths from management & entrepreneurship to hospitality, travel, tourism and recreation. Some streets, like Western Avenue, may be zoned for Covington Independent Schools, including B-minus-rated John G. Carlisle Elementary, C-minus-rated Holmes Middle School and C-rated Holmes High School. The high school, which is the oldest in the state, operates in the same building as the middle school
A Historic German district has unique stores and entertainment
Kenton Hills is a very residential neighborhood, but commercial areas are a short drive away, including a historic 19th-century German neighborhood. “Mainstrasse Village features unique shops and galleries, a variety of excellent restaurants, beer and bourbon pubs and entertainment options for live music,” Kingsbury says. Several restaurants are along Main Street, including a speakeasy-style bar called Wiseguy Lounge and Nagomi Japanese Restaurant. Dee Felice Market has been a staple in Mainstrasse Village since 1984, but there is also a Kroger grocery store nearby. Across the Ohio River, there are more shopping and dining options in Downtown Cincinnati.
Walkability is low but the interstate and shuttles offer options
Interstate 71 runs east of Kenton Hills across the Ohio River into Downtown Cincinnati. While some homes may be within walking distance of Devou Park, the neighborhood is mostly car-dependent. The Transit Authority of Northern Kentucky runs buses and shuttles throughout the city. Cincinnati/Northern Kentucky International Airport is around a 12-mile drive that can take around 20 minutes in regular traffic.
