Wallace Woods blends community with historical charm
The defining features of the Covington neighborhood of Wallace Woods are the historical home architecture and an active social community. Located south of downtown and east of the Licking River, Wallace Woods was originally farmland, but in the late 1800s, homes began to be constructed mainly for Cincinnati’s wealthy mercantile families. The homes have primarily stayed the same, with multiple Victorians, Craftsmans and Italianates from the late 1800s and early 1900s being maintained for modern use. While the dense, urban community does not have many parks, the Wallace Woods Neighborhood Association hosts multiple events throughout the year for residents and is well connected by local transit. “It's very close-knit. Every other month, [the association] will throw huge block parties and a huge Christmas gathering,” says Martha Works Larsen, an agent with Century 21 Premiere Properties, who sells in the area. “Younger people coming [into Wallace Woods] are looking for that type of home where it stands the test of time because all the homes are at least 100 years old or more.”
Historical architecture with no HOA presence
The landscape is dominated by Craftsman, Victorian, Italianate and Colonial Revival homes from the turn of the 20th Century. Duplexes and other small multifamily units are also present. Prices range from $150,000 to $350,000, although Larsen says prices can climb to $900,000. Properties are typically close together on gridded streets, and oak trees accent the lawns and sidewalks. Wallace Woods does not have an HOA, but the association has a $20 membership fee. Larsen also says the area has attracted a mix of young professionals and families seeking a location with good biking and transit access to downtown Cincinnati. The community does have a CAP Index crime score of 6 out of 10, higher than the national average of 4.
Parks, baseball and golf are minutes away
Wallace Woods has a small park on the corner of Madison and Sterrett avenues, while the Licking River Greenway trailhead starts on the corner of Eastern Avenue and Levassor Place and connects to Randolph Park. The park, located 2 miles north, has a playground, pool and basketball court. The Bill Cappel Youth Sports Complex is 2 miles south and has multiple baseball diamonds and soccer fields. Twin Oaks Golf is open to the public and has an 18-hole, 6,300-yard course.
Restaurants are downtown while shopping on Madison Ave or in Newport
Restaurants are north of Wallace Woods in downtown Covington or along MLK Jr. Boulevard. Wunderbar! serves German dishes and is open for breakfast. OLLA Taqueria serves Mexican dishes. Anchor Grill on Pike Street has burgers, sandwiches and salads. Several boutiques are in the neighborhood, but a Kroger and dollar stores are along Madison Avenue. A farmers' market is also held in downtown Covington on the 600 block of Washington Street. Newport, 5 miles east, has more big-box retailers and grocery stores.
Neighborhood Association organizes seasonal and monthly events
The Wallace Woods Neighborhood Association arranges multiple events, including a community-wide yard sale on the first Saturday in June, a potluck and caroling in Christmastime and an easter egg hunt. The association also holds a meeting on the first Monday of the month to discuss local topics and event planning.
Above-average public schools nearby
Public school pupils can start at the Sixth District Elementary School, earning a C from Niche. They can continue to Holmes Middle School, which is graded C-minus. Holmes High School also nets a C-minus and offers International Baccalaureate programs in math, chemistry and English. District students can transfer schools via application.
Bus connections to Cincinnati with airport and health care close by
The Transportation Authority of Northern Kentucky provides bus connections. The number 5 and 7 services run along Madison Avenue, while the number 8 stops on Eastern Avenue. All routes have multiple stops in Wallace Woods and connect to Downtown Cincinnati, 3 miles north. Cincinnati/Northern Kentucky International Airport is 13 miles west. St. Elizabeth Health Care Covington Hospital is 2 miles northwest and provides emergency and surgical services.
