Why young families are drawn to Wildcat Ranch

Wildcat Ranch is one of several master-planned communities developing in the rural outskirts of small-town Crandall, less than 30 miles from Dallas. The countryside subdivision is popular among young families for its neighborhood elementary school, contemporary starter homes, proximity to major highways and financing potential. Though residents may rely on cars for errands, Wildcat Ranch’s community amenities are an easy walk away. Live oak, cedar elm and hackberry saplings line the manicured grounds, where wide sidewalks, trails and grassy roundabouts turn routine strolls into something scenic.

New construction homes with small lots and modest prices

Most of what you’ll see for sale in Wildcat Ranch are new construction single-family homes developed by well-regarded builders, including Beazer Homes, D.R. Horton and Lennar. Modern Transitional and New Traditional styles are typical, adding modernity to curb appeal. Lots are small, usually under an eighth-acre, leaving little room between houses. Standard features include driveways, two-car garages and fenced-in backyards.

DFW native Sara Hudler, a Realtor with Coldwell Banker Commercial Apex, emphasizes the area’s affordability. “It’s definitely a neighborhood for first-time homebuyers,” she says. “The area qualifies for USDA loans, which is why you’re seeing more young families.” The median home price is down over 10% from last year, hanging in the low $200,000s. Most properties sell from there up to the mid-$300,000s, and are selling quickly.

School assignments follow strict zoning within Crandall ISD

The neighborhood is part of the Crandall Independent School District. Residence strictly determines attendance zones; open enrollment, magnet programs and out-of-district transfers are unavailable. Schools serving the neighborhood are: Noble-Reed Elementary, Crandall Middle School and Crandall High School.

What community amenities HOA dues help support here

Mandatory HOA fees support the upkeep of Wildcat Ranch’s community spaces, such as the North Amenity Center, the first of three planned recreation centers. Facilities here include an expansive community pool, a fitness center, a tot lot and a dog park. Additionally, residents have about 4 miles of woodside trails to bike, hike, run or walk with a four-legged friend. Access to amenities will grow with the community as its build-out continues.

Downtown Crandall’s Main Street mainstays

Wildcat Ranch residents are about a 3-mile drive from Downtown Crandall, which occupies a small strip of Main Street. The nearest post office is there, along with a few other highlights:

  • Brookshire Brothers, the local grocery store
  • El Jacalito, a staple Tex-Mex restaurant
  • Misty’s Sweet Treats, a family-owned, home-based bakery serving various cake balls
  • Tuscany’s Pizza and Pasta, a low-key red-sauce joint
The Dollar General and Dairy Queen are set along U.S.-175 Frontage Road. The Rusted Rail Golf Course is there, too.

Easy access to major highways for Downtown Dallas drives

Route 175, minutes outside of the neighborhood, is a straight shot to the Interstate 45 interchange in Downtown Dallas, about 26 miles away. Alternatively, commuters can hop on Interstate 20, which is within 10 miles of Wildcat Ranch.
