How Marvida blends new construction with big amenities

Marvida is a large, newer planned community in southwest Cypress with a list of amenities including a lazy river, splash pad, pickleball and tennis courts and a dog park. Homes range from entry-level to higher end styles by several well-known builders, with mostly New Traditional designs, smaller lots and a mix of owner-occupied and rental properties. The neighborhood is still partially under construction, though central sections near the amenity center are more established, and future pocket parks and roads are planned. Kids are zoned to highly rated Cy-Fair ISD schools, and the community is close to Grand Parkway, US-290, dining, shopping and major job centers in Katy and Houston.

Lazy river, splash pad, pickleball among the many amenities

You’ll find Marvida’s many amenities at the Island at Amenity Center, a bustling hub of activity near the heart of the community. The main attraction is its lazy river, where you can swim and float or hang out on a deck chair and watch your neighbors float by.

The Island also features:

  • Pickleball and tennis courts
  • A sand volleyball court
  • Playgrounds
  • A dog park
Membership to The Island is roughly $400 a year on top of the HOA fee.

Everything to know about houses, HOA fees, rentals and construction

Marvida offers homes by M/I, Perry, CastleRock, Hovnanian and Risewell, which all appeal to different buyers. Perry and Risewell tend to build higher-end properties, while designs by M/I Homes often attract newer buyers. Those focused on their home’s interior tend to gravitate toward CastleRock and Hovnanian builds, which offer customization or help from a design center.

Across the community, homes are in a variety of New Traditional styles, most with three or four bedrooms and brick facades. Two-car garages are standard. Homes sit on tidy lawns landscaped with grass, shrubs and young trees. Lot sizes can run small, with homes sitting close together, but properties in cul-de-sacs sometimes have more space.

The median price for homes is $395,000. HOA fees vary but can be around $1,200 or more annually. When residents sell their homes, they must pay a one-time transfer fee to the homeowner’s association, which varies, but can cost around $350.

Marvida has a substantial number of rentals throughout the community and within a dedicated subdivision, Willow at Marvida. Cindy Boutwell, the team lead at Boutwell Properties who sells throughout the Greater Houston metro area, says this can be a perk for some homeowners. “If someone just bought a house and they have to relocate for a year or two, instead of trying to sell it, they can put it up for lease,” she says.

As of early 2026, some parts of Marvida are still under construction, including the northern and northwestern sections near Farm to Market Road 529, the outer eastern and western edges of the community and the newer Marvida Trails subdivision. The only section that is nearly complete is Central Marvida, located near The Island. More pocket parks and connecting roads within the community are also under construction.

Kids attend highly rated Cy-Fair ISD schools

The highly rated Cypress Fairbanks ISD serves the community and offers limited school choice through magnet programs, in-district transfers and out-of-district transfers. The schools zoned to Marvida are Walker Elementary School, Andre Elementary School, Rowe Middle School and Cypress Park High School. Kids at Cypress Park High can take part in the school’s career and technical education program, which has classes in agriculture, engineering and information technology.

Close to Grand Parkway, US-290, Katy, and not far from Houston

Marvida is about 30 miles from Houston and about 12 miles from Katy, two major job centers. State Highway 99, also known as the Grand Parkway, is a popular toll road not far from the neighborhood and travels to both cities and Interstate 10. U.S. Route 290 is near the neighborhood’s north side and provides another way to get to Houston. Marvida does not have a fixed bus line in or near the community and is car-dependent. However, it’s less than 15 miles from the Cypress Park & Ride, which offers weekday commuter service to downtown Houston.

Major stores nearby plus local favorites farther into Cypress

Grocery and big-box stores are within 5 miles of the community. Some include:

  • Target
  • Trader Joe’s
  • ALDI
  • Two Walmart locations
Popular chain restaurants are also within a few miles, but Cypress’s many local eateries are closer to the heart of the city, about 10 miles away. “One thing Cypress is known for its all the mom-and-pop restaurants,” Boutwell says. Of them, she says Andy’s Bar and Grill is a stand-out where everyone knows the owner. “It’s kind of like Cheers.” This local spot is where you can catch the game and enjoy a range of options like burgers, pizza, salads and pulled pork sandwiches. Andy’s is just off US-290 and not far from H-E-B, Kroger, Marshalls & HomeGoods and major hospital HCA Houston Healthcare North Cypress.
