Daleville offers a blend of simple living with access to city amenities on the banks of the White River and at the gateway of Interstate 69. “I think the atmosphere here is that we’re all here to raise our families and enjoy our community with as little obstruction as possible,” says Trina Morgan-Richardson, the town’s deputy clerk, park event coordinator and lifelong resident. “We have quite a few elderly folks here, but we’re starting to get more young adults and families. We’re definitely the kind of place where you put down roots and hang out here until it’s time to head wherever you’re going in the afterlife.”
The town has made numerous quality-of-life improvements in the past 10 years. “When I was a kid, we only had one park by the White River, and other than that, it was either you drove around or cruised to Anderson or Muncie for something to do,” Morgan-Richardson says. “Now we have a big park in the center of town and new sidewalks, so you definitely see a lot more families walking and enjoying the town that they live in.”
The Town of Daleville has a small population of around 1,702 people.

A competitive housing market makes homes hard to come by
The median price for a single-family home in Daleville is $250,000, but buyers can find a variety of styles and price points in town. Bungalows, split-levels, cottages and brick ranch-style homes are common, but buyers can also find new traditional homes in subdivisions developed within the past 20 years. Fixer-uppers and homes in need of cosmetic upgrades can cost between $50,000 and $150,000. Most houses range from $175,000 to $350,000, but fully renovated homes and multi-acre properties can cost between $350,000 and $500,000. Morgan-Richardson notes that Daleville has a competitive market. “The housing market is really hot — when one becomes available, 40 people are ready to hop on it,” she says.

Town Hall Park’s splash pad is the largest in Central Indiana
Town Hall Park and Splash Pad is the beating heart of Daleville. The park got a $4.2 million revamp in 2017 that added two playgrounds, a dog park, an amphitheater and a paved walking trail. The highlight is the splash pad, which officials claim is the largest in Central Indiana. The splash pad isn’t the only place for warm-weather fun. The White River is accessible from David Shellabarger Park, which features a playground, a basketball court and open green space. Canoe Country offers boat rentals, too. At Mounds State Park in neighboring Chesterfield, visitors can explore 10 earthworks crafted by the prehistoric Adena-Hopewell people in addition to hiking and camping.

Hickory-smoked goodness at Bird’s Smokehouse BBQ
The town has had $22 million in commercial development in recent years. “When I was a kid, there really wasn’t anything to do in town,” Morgan-Richardson says. “We certainly didn’t have Starbucks or Culver’s, so we’ve definitely had more growth in terms of restaurants and businesses.” Route 67 has fast-food chains, a Dollar General and Bird’s Smokehouse BBQ, one of the most popular restaurants in town. “Whenever we have business meetings or someone wants to come up and chat with the council members, everyone always wants to go to Bird’s,” she says.
Most residents drive 15 minutes to Anderson for groceries at Meijer, Pay Less and Walmart Supercenter, though Pay Less and Walmart offer delivery. Retail shopping is typically done 30 minutes away at the Hamilton Town Center in Noblesville.

Agriculture and environmental science at Daleville’s Outdoor Learning Lab
Daleville Community Schools serves the area and receives a C from Niche. The district has an enrollment of about 1,000 students, with about 450 students enrolled in Grades 7-12. Kids can start at Daleville Elementary School, rated C, before heading to Daleville Junior/Senior High School, rated C-plus. Students can graduate from high school with their first year of college already under their belt. The junior/senior high school is home to the Outdoor Learning Lab, where students of all ages study agriculture and environmental science.
Daleville Junior/Senior High School has 451 students in grades 7-12.
Daleville Elementary School niche has 567 students in grades K-6.

Annual Fall Frenzy Festival is a favorite
“All summer long, we do a free summer movie series in the park once a month from May through September and a summer concert series,” Morgan-Richardson says. “We have a big Independence Day celebration the weekend before where we probably draw double our population.” One of the hottest events of the year is the Fall Frenzy Festival, a three-day event in September with carnival rides, vendors and a parade.
Less than an hour from Indy
For many locals, Daleville is a bedroom community for workers in Hamilton County and Indianapolis. It is less than an hour from both cities via I-69. There is no public transportation, so locals rely on cars to get around town. Occasional railroad delays can occur. Community Hospital Anderson has the closest emergency room, about 20 minutes away.
The White River can flood after heavy rain. David Shellabarger Park was submerged by flooding in April 2025. However, the overall flood risk is low.
