Renter-friendly Bachman keeps lake leisure and transit options close

On the northwest side of Dallas, the Bachman neighborhood has proximity, recreation and housing options. Bachman Lake is its biggest attraction, as community members of all ages come to its park to exercise, play and enjoy the outdoors. The neighborhood's commercial areas offer various businesses, and highways and public transit options keep people connected to the larger city. A nearby airport is convenient, even if it means some excess noise overhead. Renters occupy most residential areas, but single-family homes also attract investors, flippers and buyers looking for renovated turn-key options. "There are all kinds of planning studies going on in that area to map out redevelopment," says Jared White, the city's parks and recreation planning manager. "There's a lot of attention being focused on elevating Bachman and adding more amenities to it."

Rentals outnumber homes for sale, and prices vary based on condition

Residential streets are moderately dense, as small lots mean less space between neighbors. However, tall shade trees, grassy lawns and narrow sidewalks create a relaxed atmosphere that doesn't feel cramped. Apartments, rental homes and businesses far outnumber houses for sale, but buyers can still find a range of one-story homes with bungalow and ranch-style architecture on the market. Other options have custom designs or modern lines with asymmetrical roofs. Condos and townhouses are often clustered into distinct communities. Homes for sale typically list between $250,000 and $600,000 depending on the property's condition, size and architecture. At the outlying ends of the price spectrum, investment properties can cost around $150,000, while luxury new construction can cost over $1 million.The neighborhood’s overall CAP Index Crime Score is 7 out of 10, but some categories of violent and non-violent crime score as high as 9.

School choice is flexible through Dallas’ zoning and open enrollment

The neighborhood is part of several school attendance zones, and Dallas Independent School District's open enrollment policy offers even more flexibility to families. Many Dallas schools offer programs of choice, from Montessori and gifted education to International Baccalaureate, STEAM and fine arts programs. Students staying within their assigned zoning may attend several elementary schools, but most end up at Stephen C. Foster Elementary. The school has a C-plus score from Niche. From there, kids are likely to attend Francisco Pancho Medrano Jr Middle, rated C-plus. The C-rated Thomas Jefferson High partners with the Dallas College Brookhaven Campus, allowing students to earn up to 60 hours of college credit toward an associate degree in applied science.

Bachman Lake offers trails, swimming holes and plane-watching spots

Bachman Lake is the neighborhood's crown jewel of recreation. Hikers and cyclists can circle the 205-acre lake on about a 3-mile trail while Dallas Rowing Club teams paddle across the water. Anglers cast lines to catch largemouth bass, crappies and catfish. The park also has an accessible playground, picnic spots and a new skate park. From late May to mid-August, many people escape the Texas heat at the Bachman Family Aquatic Center's outdoor pool, which features a spray ground, climbing wall and lazy river. The indoor pool is typically open year-round. The park's location near Love Field Airport also makes it a popular destination for plane-spotting. "The airport sits higher than the lake, so you can align yourself with the runway so that the planes are taking off and landing right above you," White says.The lake is undergoing a major dam and spillway rehabilitation project. These improvements aim to mitigate flood risks, protecting any surrounding infrastructure.

Local businesses offer industrial jobs, big-box items and Latin fare

The neighborhood has several commercial zones with retail businesses and industrial companies. A major restaurant corridor along state Route 12 and Webb Chapel Extension has fast-food chains, thrift stores and sports bars, as well as over a dozen Latin American restaurants. Pupuseria Marina serves traditional Salvadoran fare, while spots like El Pulpo Restaurant serve Mexican dishes. Shopping centers on Webb Chapel Road include a Sam's Club, a Walmart Supercenter and two Fiesta Marts.

Highways, light rail stations and Dallas Love Field are nearby

Pedestrian traffic is low outside of Bachman Lake Park, so most residents rely on cars or public transportation. Interstate 35E and state Route 12 are major commuter corridors, as each runs around most of Dallas. Dallas Area Rapid Transit bus stops are available throughout the community, and there are two light rail stations along Denton Drive. Bachman borders Dallas Love Field, a busy domestic airport that generates considerable noise. "There are probably folks who live in the flight path that still complain about it, but it's been there for 100 years," White says. "By this point, you should know what you're going to have to deal with." Residents are also within 15 miles of Dallas-Fort Worth International Airport. The nearest hospitals are Dallas Medical Center and William P. Clements Jr. University Hospital, roughly 4 miles away.
