Subdivisions of single-family homes and condos spiral around golf courses, wooded areas and the shores of Pewaukee Lake throughout the Town of Delafield. Buyers can find everything from simple cottages built around the midcentury to grand New Traditional houses built since the 2020s. The sizes and luxury levels of homes range widely in the Town of Delafield, as do housing prices. Landlocked ranch-style homes and Cape Cods can start in the lower $400,000s, but contemporary waterfront estates can sell for well over $5 million. Condos can go from the mid-$500,000s to around $1.3 million. “The town definitely has lower taxes than the city, which has more services and higher taxes," says Beth Jaworski, a Realtor with Shorewest Realtors. Local HOAs cover many municipal services, and monthly fees vary widely depending on the kinds of maintenance and recreation amenities your association provides.

Top-rated public schools serve different parts of town
The Town of Delafield is served by a handful of school districts. The Kettle Moraine School District serves a large southern portion of the community and scores an A from Niche. Students in the northern part of town are in either the Hartland-Lake Country School District or the Lake Country School District before attending Arrowhead Union High School, all of which are highly rated. A very small portion of the Town of Delafield is served by the School District of Waukesha, which gets an A-minus overall. You can look into out-of-district, private and charter options through Wisconsin's school choice programs.
Getting around Lake Country on I-94 or on trails
Interstate 94 provides a direct route to both Milwaukee and Madison, which are about 25 miles and 60 miles away, respectively. Waukesha, the county seat, is only around 10 miles away, home to the nearest major hospital and other employment and municipal hubs. Most people drive to get around this rural region, but you can hike or bike along scenic routes like the Glacial Drumlin State Trail, Ice Age National Scenic Trail and Lake Country Trail.
Rural businesses and shopping plazas between Delafield and Waukesha
Locally owned restaurants show up in the countryside and on the lakefront throughout the Town of Delafield. Sunset Grill Pewaukee is a staple for pub grub and live music with lake views. You can pick up seasonal produce and eggs from The Farmstand at Gwenyn Hill. There are big-box and grocery stores like Target, Walmart, Home Depot and Albrecht's Sentry Foods in shopping plazas at the intersection of state Route 83 and I-94. For more walkable shopping and dining areas, you can head into downtown Delafield or Waukesha.
