The private, gated community of Addison Reserve in Delray Beach elevates the experience of upscale living with stunning Mediterranean architecture, lush landscaping and 27 holes of golf among its resort-style amenities. Platinum Clubs of America ranks Addison Reserve in the top 5 of best U.S. country clubs. “It’s a little smaller and more boutique than some of the communities in the area, and a little more exclusive,” says Dawn Elias of Coldwell Banker, who recently sold a home there. “It’s all single-family homes, and it has an amazing golf course.” The community is designed to meet its residents’ every want, and its proximity to shopping and schools provides for every need.

Spanish Mediterranean homes feature stunning golf course, waterfront views
The community features a little more than 700 single-family homes with a variety of golf course and waterfront views -- each one with a pool. The homes stand out for their decorative facades, brick driveways and terra cotta roofs, all signatures of the Spanish Mediterranean motif. Towering palms and other native trees complement the custom landscaping, a combination that adds curb appeal to the community’s walkable streets. Prices typically range from around $1 million to $3 million-plus. HOA fees range from the mid-$300s to the mid-$500s. Homebuyers should be aware that a one-time golf membership fee is due upon closing: $325,000 for a full membership or $200,000 for partial. Yearly dues are about $42,000 and $29,000, respectively. “It’s one of the most expensive clubs in the area,” says Wendy Pressner of Signature International Premier Properties. “I have customers who want to buy there, but they can’t find a home.” Because of the community’s inland location, flooding is not a concern. However, it’s close enough to the coast that wind damage is a risk during hurricane season. Insurance rates reflect that.

Three 9-hole layouts wind their way through water, sand and trees
The golf course, which is actually three 9-hole layouts, was recently redesigned by famed golf course architect Rees Jones. Named Redemption, Salvation and Trepidation, they range from 3,200-plus to 3,400-plus yards and feature a fun but challenging series of sand traps and water hazards flanked by mature trees. The courses host competitive tournaments and social events. The active community also offers plenty of racquet sports opportunities, with nine tennis courts and eight pickleball courts. Other featured amenities include a pool with designated adult and children’s areas, a 15,000-square-foot fitness center with licensed trainers and therapists and a spa that offers manicures, pedicures, massages and facials. Morikami Museum and Japanese Gardens is adjacent to the community. The popular cultural attraction offers a relaxing lakeside environment where visitors can enjoy rotating exhibitions, workshops and theater productions. The Delray Equestrian Center offers boarding, training and riding lessons. Boaters, beachgoers and anglers can take advantage of the attractions along the Atlantic oceanfront less than 8 miles away.

Residents can dine at several restaurants in the community
Residents don’t have to leave the community to enjoy dining experiences that range from casual to upscale to exclusive. The Grill offers a relaxed atmosphere where patrons can dine poolside. A popular gathering place is the oddly named stYr, which offers lighter fare and cocktails with live music on the weekends. Taste is a signature destination known for its steak and seafood dishes. The Vault offers an Old Italy-inspired setting in which an executive chef prepares exclusive meals paired with selected wines. For home-cooked meals and other essentials, a Publix is located just outside the community at Addison Centre. Big-box retailers can be found at shopping centers along nearby commercial corridors Linton Road and Atlantic Avenue. Downtown Delray Beach, a charming district of boutique shops and contemporary restaurants, is about an 8-mile drive down Atlantic Avenue.

Younger students can attend Calusa Elementary School, which earns an A from Niche, and Omni Middle School, which earns an A-minus. Older students can attend Spanish River Community High School, one of the few Palm Beach County public schools that earns an A-plus. Spanish River High is a Cambridge International school that features academy programs in biotechnology, entrepreneurship and law.
