Quality education and a convenient lifestyle make South Denton one of the most popular neighborhoods in Denton. “It is a very desirable area. It’s in a really good school district. There’s a big park right there. It’s close to the Denton mall and I-35,” says Kaki Lybbert, a Realtor with Century 21 Judge Fite Company. Home prices range from mid-$400,000s to $700,000 for larger lots
Located in the southern end of Denton, this neighborhood has a mix of vintage and newer homes. The homes in the more established part of the neighborhood are mostly ranch-style homes with lots of trees covering the front lawns. The shady neighborhood streets will make you feel as if you’re driving through a forest far from the city. There are many newer subdivisions throughout the community, offering new traditional brick homes. The homes in these areas are closer together and don’t have as many trees lining the streets, but there are sidewalks throughout the subdivisions, making it easy to take an evening stroll. Finally, there are rural parts of the neighborhood with homes on large lots with plenty of space between the houses.
Lybbert says the neighborhood is on the higher end regarding home costs in Denton. You’ll probably spend somewhere in the $400,000 to $500,000 range for a four-bedroom home. Larger houses with more yard space can cost upwards of $700,000.

Local schools earn A-minus ratings and support student involvement
Students in the neighborhood might attend Ryan Elementary School, McMath Middle School and Denton High School. McMath is a highly rated school that receives an A- overall from Niche. The school encourages students to be involved in extracurricular programs like the gardening club or Team Jump Start, a student-led non-profit organization. Denton High receives an A- overall rating from Niche. The school opened its new state-of-the-art campus ahead of the 2022-23 school year, featuring new security features, upgraded technology and collaborative spaces for students. Denton High is known for its award-winning jazz and mariachi bands and its successful basketball and girls’ soccer teams.

Residents who enjoy running or walking can explore the historic Denton Katy Trail. This 8-foot-wide concrete trail runs parallel to the Denton County A-Train railroad tracks.
