On the south side of Denver, at the edge of the Rocky Mountain Front Range, Cay at Marina Pointe is a small community with a diverse housing scene, less than a mile from expansive natural areas. The neighborhood lies around 17 miles south of downtown Denver, making it accessible for commuters but far enough away that residents enjoy a quiet, almost-rural atmosphere.

Housing styles and prices

Condos and townhouses make up most of the housing market in Cay at Marina Pointe, and many were built throughout the 1980s and ‘90s. Two to four-bedroom units range from around 860 to 1,600 square feet. The neighborhood has a smaller selection of single-family homes, with modern traditional builds and ranch-style homes featuring attached garages and quaint fenced-in back yards. Well-maintained sidewalks line the streets and provide walkability to nearby parks and businesses. “We’re just twenty minutes from mountain access and a mile walk from Chatfield Reservoir, so most locals don’t feel the need to drive into the city,” says Kelly Landreth, a bartender at Sirens Bar & Grill who has lived in the Cay at Marina Pointe area for twenty years.

Single-family homes start in the lower $300,000s and reach the mid $500,000s, while multi-family units range from the mid $200,000s to the lower $500,000s. “The main draw to the neighborhood is affordability,” says Alan Smith, a Denver-area Realtor with Re/Max Professionals. The community’s median home price is significantly lower than the Colorado median.

Amenities and community perks

Homeowners association fees vary throughout the community and range from around $100 to $500 a month. These fees cover things like landscaping and community amenities. The Landing Recreation Center has a community pool, a tennis court and a basketball court.

There are also two shopping centers on the north side of the neighborhood along Chatfield Avenue. Marina Pointe is home to Sirens Bar & Grill, a popular local spot serving burgers and draft beer that can be enjoyed alongside a round of pool or darts. “Our drink and food specials bring people in from all over the Littleton area, day and night,” Landreth says. “Next door is Pups N Cut, a super busy pet groomer, and Asian Spice, a popular Asian restaurant,” she adds. Shoppers can head across the street to King Soopers for groceries and essentials.

Top rated Jeffco public schools

Families are served by the highly rated Jefferson County School District, locally known as Jeffco Public Schools. Columbine Hills Elementary School is around 2 miles north in the nearby Columbine Hills neighborhood, while Ken Caryl Middle School is slightly north in Columbine Knolls. The highly rated Columbine High School has dozens of clubs and athletic programs and partners with the University of Colorado Denver to offer concurrent enrollment courses. The Chatfield Reservoir and other outdoor recreation

Cay at Marina Pointe lies just north of Chatfield State Park and the Chatfield Reservoir, with walking trails accessible from Payne Avenue that lead directly to the park. “Theres a great trail that people ride their bikes on,” Smith says. The nearly 4,000-acre state park has around 26 miles of hiking and biking trails, a large campground, a dog park and a marina. “The reservoir is a popular place for visitors and locals to boat, water ski, kayak and swim,” says Landreth. Visitors can wade into the water from the swim beach or use the boat ramps and fishing docks. More outdoor recreation can be found within a short drive.

Commuting and public transit

Driving to downtown Denver can take between 30 and 40 minutes, depending on traffic, with Platte Canyon Road and U.S. Route 85 providing the most direct route. Colorado state Highway 470 offers easy travel east and west. For long distance travel, Denver International Airport is around 40 miles northeast.
