Just 9 miles north of downtown, Chalfonte offers accessibly priced homes, ample growth opportunities and convenient commute options. Long-time residents have always seen this neighborhood’s potential, but investors and first-time homebuyers have also started to pay attention in recent years.
“Several things are going on now, including a supply of houses that are going for ridiculously low prices,” says Erick Monzo, a Realtor at Keller Williams Realty-Great Lakes. “The other is that investors, first-time homebuyers and community supporters are looking at the potential this neighborhood has, especially with its proximity to a blossoming downtown Detroit.”
Accessibly priced homes
Classic Detroit architecture lines the residential roads of this neighborhood. Brick Bungalows, Tudor revivals and small ranches are the most common finds and are usually close to 100 years old. Most properties feature fenced backyards to spend summer days and paved driveways for off street parking.
Prices start as low as $17,000 for a handyman special and rise to $120,000 for a remodeled two-story colonial. For buyers looking to build from the ground up, ample lots sit in place of torn-down, blighted homes.
“There are a lot of homes that are being rebuilt, and they’re more affordable,” says Jennifer Aparicio, a realtor with eXp Realty. A home that Aparicio recently listed in the neighborhood is a prime example of Chalfonte’s up-and-coming nature.
“It used to be blighted, but now it’s fully rehabbed and ready to welcome a new family. It’s also really affordable for a fully remodeled home,” she says. The three-bedroom, two-story colonial revival is nearly 1,100 square feet and is listed for $120,000. For comparison, Michigan’s median home price is about $240,000.
Groceries, restaurants and everyday essentials
Several grocery stores are in nearby neighborhoods and can be reached in less than 10 minutes. Liberty Food Center on West McNichols is a popular spot to grab fresh food and is just 2 miles north of Chalfonte. Residents can grab everyday essentials at the neighborhood Family Dollar or drive 5 miles north to shop at the strip mall on 8 Mile and Woodward.
A Detroit neighborhood isn’t complete without a coney, so it’s no surprise that Super Coney Island is a local favorite for breakfast, lunch and dinner. Wyoming Fresh Fish and Seafood sells fresh fish off the ice, but visitors can also purchase freshly fried fish sandwiches, wings and sides.
The Lodge, I-96 and public transit
Whether they need to travel downtown or to surrounding suburbs, residents have several options to get around. Commuting is simple with John C. Lodge Freeway just 2 blocks north of Chalfonte and Interstate 96 a mile south. With Livernois to the east, Wyoming to the west and Fenkell to the north, locals can also hop on DDOT routes 30, 18 and 54 to get around.
Clinton Park and Adams Butzel Complex
Clinton Park is conveniently located at the center of Chalfonte and offers a playscape, basketball court, grills and picnic areas. For residents who need more options, Adams Butzel Complex has an amplitude of indoor and outdoor recreation. Whether they enjoy archery, ice sports, swimming, baseball, soccer or tennis, the complex offers the resources to hone their skills. The complex’s playground is popular option for warm summer days and draws residents from every nearby neighborhood.
Elevated crime scores
Chalfonte has an elevated Crime Index Score of 7 out of 10. For comparison, the US average is four. Homicide and assault with a weapon have a 10. The neighborhood also has an elevated noise score, showing residents nearest to the major highways deal with noise pollution throughout the day.
While these scores are elevated, Aparicio says that the sellers in the neighborhood that she’s working with have not had any issues. “It’s peaceful from what they’ve told me. They said that since they’ve owned the home, they haven’t had any issues,” she says.
Schools in nearby neighborhoods
There are several public schools nearby. Popular elementary options include Bethune and Flagship Charter Academy, both of which have C-minus ratings on Niche and serve kindergarten through eighth graders. Joy Preparatory Academy’s Dexter campus teaches pre-k through eighth graders but has not been rated on Niche. Central High School is a popular choice for ninth through twelfth-grade students with a C-minus rating.
