What to know about living in Corktown, Detroit
Corktown is where Detroit 's past meets its future. Known as the oldest neighborhood in the city, this community has experienced a surge in development in recent years. Vacant lots have been turned into vibrant restaurant corridors and scenic riverfront parks. Rows of colorful Victorian homes now stand alongside the sleek lines of modern condos, rising to meet the growing demand for housing. The neighborhood’s centerpiece is the renovated Michigan Central, a historic train station turned into a business innovation campus and community hub. For buyers interested in the area, demand is high, and prices are going up. With plans for a new soccer stadium and streetscape overhauls, Corktown is poised to become one of the hottest spots to settle within walking distance to Downtown Detroit.

The types of homes and condos for sale in Corktown
In the older areas of Corktown, colorful rows of late-Victorian-era homes feature bay windows, ornate trim and cozy front porches. As the neighborhood grows, modern condominiums and apartment buildings have been popping up. “When we first moved here 20 years ago, there were vacant lots everywhere,” says Ryan Cooley, owner of O’Connor Real Estate and a Corktown local. “All those lots are starting to fill in with new construction.” Condos and apartments tend to sell quickly, and single-family homes are in especially short supply. “Corktown sees maybe two to three houses sell in an entire year,” Cooley adds. Single-family homes, condos and townhomes can all vary in price from the low $300,000 to the high $700,000s. “One of the cons of Corktown is that prices have gotten up there because of the scarcity of properties,” Cooley says. “That’s not going to change anytime soon.” Buyers interested in the area might consider North Corktown for lower price points.

Corktown has come to be known as a destination for its restaurants.” Some standouts include:• Ottava Via: Chic Italian spot with small plates and an outdoor bocce ball court.• Mudgie’s Deli & Wine Shop: House-made sandwiches and standout lobster rolls.• Ima Izakaya: James Beard Nominee with some of the best ramen in Detroit.• TAKOI: Upscale Thai food with a moody interior and innovative tasting menu.• Nemo’s Bar: Long-standing sports bar since the 1960s, known for its burgers.

How future development will shape the neighborhood
Ford Motor Company’s $1 billion investment in the Michigan Central building has restored this former train station as the heart of Corktown. After years of vacancy, Michigan Central is now home to a business innovation campus that combines labs, offices and community spaces, including the surrounding Roosevelt Park. Future plans aim to expand the campus into a transit hub for Detroit, reestablishing Amtrak passenger rail service through the neighborhood. Another major development coming to Corktown is the Detroit City Football Club’s 15,000-seat soccer stadium, which is expected to open in 2027. Cooley says the growth is changing the neighborhood’s atmosphere. “Before, if I went out to a restaurant, for sure I was going to run into someone I knew,” he says. “Now, that’s just not the case.”
Things to do in and around Corktown
The neighborhood goes green in March to celebrate St. Patrick’s Day, honoring the Irish immigrants who gave the neighborhood its name. The event kicks off with the Corktown Races 5K, followed by a parade. All year long, residents can browse the winding stacks at John K. King Used & Rare Books, Detroit’s largest bookstore. Just blocks away, Ralph C. Wilson Centennial Park is the latest addition to the expansive Detroit Riverwalk. Cooley says that’s the route he takes on his morning runs. “I can run for 20 miles without having to cross a street,” he says. Families can also take advantage of youth sports leagues at The Corner Ballpark, once home to the Detroit Tigers.
Quick commute to downtown and growing public transportation
One of the major draws to Corktown is its location. “You’re walkable to downtown and the riverfront,” Cooley says. “And all the highways kind of converge here too, so it’s 20 minutes to the airport, and you can get to any suburb for work in about 15 to 20 minutes.”With several bus lines, bike lanes and sidewalks along major roads, the 1-mile trip into downtown Detroit is very doable, and it’s about to get even easier. Michigan Avenue is slated for a $70 million overhaul, which will include wider sidewalks, an elevated bike track and updated intersections.
Best schools in the Corktown area
The neighborhood is served by Detroit Public Schools Community School District, which generally receives lower ratings than suburban districts, including Saint Clair Shores and Novi. Families can choose from traditional neighborhood schools and application-only options, such as Cass Technical High School. Cass Tech is Detroit’s top-rated public school, located just minutes away from Corktown. Admission is competitive and requires a placement test. Residents can also apply to other surrounding school districts, as long as the district has opted into Michigan's school-of-choice program.
