The Davison-Schoolcraft neighborhood may have fallen on hard times, but long-term residents, first-time homebuyers and investors see potential in its accessibly priced homes and convenient location. With houses starting at $15,000, Interstate 96 at its southern edge and downtown Detroit just 9 miles south, “Now is a good opportunity to look at buying a house in this neighborhood,” says Nikkia Luckett, a broker with United Front Realty. “It’s just a matter of time before it begins to see some of the same success similar communities closer to downtown are experiencing.”

Davison-Schoolcraft offers classic Detroit-style bungalows, colonials and two-family flats. Most homes are close to 100 years old and are separated from neighbors by a single driveway. For homebuyers looking to start from the ground up, many abandoned homes have been torn down and replaced with open lots. Prices start at $15,000 for a two-bedroom bungalow that needs a full flip and can climb up to $150,000 for a two-family unit. Luckett says these low prices are a main draw since the return on investment is high. “You’re going to make money no matter what,” she says.

I-96 and public transit
Access to I-96 is a major advantage for Davison-Schoolcraft residents. By hopping on the freeway and driving 9 miles south, residents can make it downtown in less than 15 minutes. While most people own at least one car, Davison-Schoolcraft's walkable layout makes it easy to walk to nearby bus stops. The Schoolcraft, Livernois, and Wyoming DDOT routes run through the area from 6 a.m. to 10 p.m.

Residents can grab quick essentials from the Family Dollar on Livernois. Imperial Fresh Market is just 2 miles west of this community and is a go-to for grocery needs. If they want a larger selection, the nearest Meijer is about 6 miles north on 8 Mile.

Flagship Charter Academy and Central
Nearby schools include Flagship Charter Academy, which has a C-minus rating on Niche and serves kindergarten through eighth graders. While there are no parks within the neighborhood boundaries, residents can head a mile northwest to Adams Butzel Complex to play basketball, tennis and baseball. Jack Adams Memorial Arena is also in the complex and offers an ice-skating academy. Littlefield Playground, which features a playground and basketball court, is just south of this neighborhood on Cherrylawn and can be walked to in just 10 minutes.

Davison-Schoolcraft has an elevated crime score, receiving an 8/10 Crime Index Score. For comparison, the US average is 4.
