Named for its view of Belle Isle, seen from the banks of the Detroit River, Islandview offers a mix of historic homes, apartments and industrial buildings in the city's lower eastside. The neighborhood is just 3 miles east of downtown Detroit's entertainment destinations and job centers. “It’s an emerging neighborhood, mostly due to its proximity to downtown and because it’s adjacent to historic West Village,” says Jan Dijkers, President of Berkshire Hathaway HomeService and The Loft Warehouse, a longtime Detroit resident who has been working in real estate for nearly 20 years. Residents also have direct access to the Beltline Greenway, a walking and biking path connecting the neighborhood with the riverfront and the Detroit Riverwalk.

Colonials and American Foursquares galore
Islandview is brimming with grand old homes built mainly between 1900 and 1920. “You’ve got some really nice, substantially sized historic homes here, and you can get in for a lower price than you would be able to in West Village,” Dijkers says. Colonial Revival style homes and American Foursquares with wide front porches are the most common home types in the neighborhood. Some have been updated or completely restored, while others still need improvements. Prices can range from as low as $10,000 for a home needing extensive repairs to as high as $250,000 for large, well-kept homes. Some apartment and condo buildings in Islandview also offer less square footage and upkeep. The Lofts at Rivertown, for example, offers condos in a recently renovated historic building on Jefferson Avenue that start around $100,000 and sell as high as $278,000.

Butzel Family Recreation Center for all ages
Residents can take advantage of the Butzel Family Recreation Center, a centrally located community space that offers everything from adult educational classes to homework help for students. Outside the recreation center is Butzel Playground, a large park with athletic courts, playgrounds, grassy lawns and walking paths. Locals can enjoy some fresh air by the river at Gabriel Richard Park and MacArthur Bridge Park, both offering access to the Detroit Riverwalk. This lengthy path connects the neighborhood with nearby parks and the city’s downtown. From there, residents can head across the bridge to Belle Isle, a nearly 1,000-acre state park on an island in the Detroit River.
The neighborhood is just a short drive to more recreation at downtown Detroit destinations — it’s about 3 miles to Ford Field, home of the Detroit Lions football team, and Comerica Park, where the Detroit Tigers baseball team plays.

K-8 at nearby Bunche Preparatory Academy
Students in Islandview can attend nearby Bunche Preparatory Academy, a K-8 school that holds a C-minus rating from Niche, an online school review site. For an alternative, students and families might consider C-minus-rated Garvey Academy, a public K-8 school that specializes in African American and African culture, history and traditions. Upperclassmen can attend Southeastern High School in nearby East Village, which holds a C rating. The school has graduated a slew of notable alumni, including nearly a dozen athletes who went on to play in the NFL, NBA and MLB.

Gratiot Avenue and Interstate 94
Gratiot Avenue runs southwest less than a mile north of the neighborhood and takes residents into downtown Detroit. Roughly 2 miles north, residents can hop on Interstate 94, which takes drivers as far as Western Michigan. Heading East from Islandview takes residents to the upscale suburban locales of Grosse Pointe and St. Clair Shores. There are also bus stops for those who prefer public transit.
