New Canton embraces rural living near Charlottesville and Richmond
In northeastern Buckingham County, New Canton is a rural community where winding two-lane roads lead past verdant pastures, cornfields and mature forests. “Buckingham County is a great place for someone who's looking to get that serene part of nature,” says Khaliyah Barakhyahu, a Realtor with New Canaan Properties at Exp Realty. The community takes advantage of its natural surroundings, with abundant opportunities for outdoor recreation at the nearby James River and the 16,000-acre Cumberland State Forest. In addition to its rural landscapes, New Canton offers a central location in the heart of Virginia’s scenic Piedmont region – about 32 miles from Charlottesville and 60 miles from Richmond. “You’re still close to bigger cities. A lot of people have land, but you’re not left out there by yourself. You can have a neighbor and still feel like you’re secluded,” Barakhyahu says. The quiet community has an overall CAP Index Crime Score of 1 out of 10, the lowest possible score and significantly lower than the national average of 4.

Fishing and boating on the James River and a state forest
Outdoor recreation revolves around the James River, which flows along New Canton’s northern edge. “There are a lot of people who like fishing or are looking to retire and get out on the water,” Barakhyahu says. A public boat landing off Banks Family Lane features a small gravel parking lot and a concrete ramp where boaters, kayakers and fishermen can access the river. There are more opportunities for fishing and paddle boating at Cumberland State Forest, less than 20 miles from New Canton. It has four freshwater lakes and more than 30 miles of wooded trails for hikers, mountain bikers and horseback riders to explore. The state forest is also home to Bear Creek Lake State Park, which features a swimming beach, an archery range and various camping sites.

Country living with acres of land and chances for new construction
Single-family homes are spread out among the community’s rolling hills. Sprawling ranch-style homes, farmhouses and Cape Cods are the norm and offer residents plenty of privacy, with a median lot size of around two acres. While most properties sit along main thoroughfares like State Route 610, those further from New Canton’s major roads tend to have larger lots with enough room for a small homestead. Houses typically sell for $200,000 to $315,000, although larger country estates with several acres of land can fetch upwards of $400,000. Limited inventory means that homes rarely come on the market, with only nine sold in New Canton over the last year. Buyers can also purchase land and build their own homes, with lot prices ranging from $50,000 to $175,000, depending on their acreage. Existing homes typically use well water and septic systems, and new construction can be difficult since public utilities are not always readily available.
