North Dixon combines recreation with proximity to everyday amenities
Although miles of corn and soybean fields comprise the bulk of North Dixon, this community's heart is along the Rock River's northern shores. “It’s a small, quiet waterfront community where you’ll always see people out and about, and it has great recreation,” Debbie Flannery, a local Realtor with Re/Max, who has 22 years of experience. In addition to its many activities, much of which centers around the outdoors, homebuyers benefit from the availability of a wide range of housing styles and prices. The neighborhood is situated near the south side amenities of the city of Dixon, widely known as the birthplace of former President Ronald Reagan.
Waterfront parks, Little League and more offer plenty to do outdoors
Lowell Park, on the area's northeastern side, is a hub for outdoor recreation. “It’s a very popular park among locals,” Flannery says. Its amenities include a nature center, wooded trails, fishing spots and a public boat ramp. “The Rock River is great for fishing,” Flannery says. A multiuse path stretches across the southern waterfront, passing through several green spaces like Presidents Park, where visitors can see the Lincoln State Memorial. More history is detailed at Veterans Memorial Park through educational placards, a preserved tank and more. The bleachers at Al Morrison Baseball Complex on Page Park Drive regularly fill for Little League games. The Facility offers indoor athletic courts and batting cages for a daily or monthly fee.
Housing ranges from 19th-century styles to newer builds
Dixon’s oldest homes sit back from gridded streets near the waterfront's south end. The houses here were built during the 19th and early 20th centuries and range from bungalows to Victorian to National Folk styles. Development toward the north takes on a more traditional suburban aesthetic, with ranch-style homes built during the mid-to-late 20th century. While greenery is abundant throughout, the neighborhood’s outskirts have a more rural atmosphere, where recently built New Traditional homes tend to have more acreage and back up to sprawling crop fields. Prices typically range from $60,000 to $250,000. However, larger or newer homes can exceed this price point and reach $470,000.
Family-owned restaurants and big-box stores near Route 52
Several restaurants sit along U.S. Route 52, including the family-owned Angelo's III, which is known for its spaghetti pizza. Arthur’s Garden Deli is a laid-back spot that has served the community sandwiches and soups for more than four decades. Groceries are available at County Market on North Galena Avenue. A Dollar Tree is also available in the neighborhood, and a Walmart Supercenter is less than 2 miles south. The city of Dixon's walkable downtown district features locally owned restaurants, specialty shops and boutiques.
Dixon High School offers Career and Technical Education courses
Washington Elementary enrolls prekindergarten through first-grade students and has a B rating on Niche. C-plus-rated Jefferson Elementary teaches second through third grades, and B-minus-rated Madison Elementary welcomes fourth and fifth grades. Reagan Middle School is C-plus rated, and Dixon High School scores a B-minus. The latter offers Career and Technical Education courses, including accounting and entrepreneurship. Sauk Valley Community College is less than 5 miles west and is the area’s leading higher education institution.
Residents gather annually for the Dixon Petunia Festival
Dixon Petunia Festival has brought the community together for over 60 years. “It’s extremely popular and lots of people come from all over for it,” Flannery says. Held over four days in early July, the annual staple celebrates the city’s favorite bloom with a parade, live music and activities for all ages. Dixon City Market takes place every Wednesday afternoon from June through August, with vendors selling fresh produce, baked goods and handmade gifts.
Major highways and transit routes connect Dixon to big cities
U.S. Route 52 passes through North Dixon, serving as the main north-to-south thoroughfare. State Route 2 is also accessible, connecting the area to Sterling, 13 miles west and Rockford, 37 miles away, home to Chicago Rockford International Airport. OSF Saint Katherine Medical Center is close by, just east of downtown. Dixon Reagan Transit Center on East Progress Road offers Greyhound and Flexbus routes to Chicago, Milwaukee and many other big cities.
