Sleepy border town in Southwest Arizona
Douglas is a quiet spot in the Sonoran Desert, a town just north of Mexico with about 15,000 residents. “It’s a small border town with a slow pace,” says Daniela Teran, an associate broker with Douglas Realty Group. She’s been in real estate since 2012. “You save a lot of driving time living here versus a big city. If you have a family or small kids, it’s easy to go pick them up from school.” Some people work in town and don’t have much of a commute. Others walk across the border to Agua Prieta, the Mexican sister city of 90,000. Others commute 50 miles west to Sierra Vista. These commutes could change soon, though, as the city hopes to inspire local commerce in the coming years. Estimated for completion in fall 2028, “the two-port solution” will expand the town’s pedestrian port and create a separate entry point exclusively for commercial use. The city is also redesigning the streetscape of G Avenue, a once-thriving commercial corridor from the early 1900s.

Spanish-style homes in Sonoran, Chiricahua deserts
Spanish ranch-style homes make up the majority of Douglas’ market. Typical of desert communities in Arizona, these properties have earthy stucco and tile roofs, and yards are usually gravel. Budget properties are from the early 1900s and are closer to midtown; new construction homes are costlier on the town’s north side, near Pirtleville. The median sale price is $205,000, compared to $330,000 in nearby Bisbee and $175,000 in Sunsites. These prices increase year-over-year as southern Arizona continues to attract new residents moving from pricier markets like Phoenix and Los Angeles.
Single family homes would be a great move in for the large ranch style homes in Foothills.

Close to Arizona state highways, trips to Tucson
Douglas is a small town, so people can walk or bike around their neighborhood. Douglas Rides also operates two bus routes through Pirtleville, Midtown and other areas. Most people drive around Cochise County overall, though. Douglas’ soon-to-be-expanded port of entry is on the town’s south side, connecting to Agua Prieta via Pan American Avenue. This thoroughfare splits into state Route 80 and U.S. Route 191, which travel north to Interstate 10. These roads combine for the 115-mile trip to Tucson and its international airport.
Businesses on either side of U.S.-Mexico Border
Douglas’ major shopping center is on the town’s west side, just off Pan American Avenue. It has department stores, fast-food restaurants and grocers. A few blocks east, G Avenue has some Mexican restaurants and old-timey bars, and revitalization will bring even more businesses to the area. The Gadsden Hotel, opened in 1907, is a well-known landmark on this street, and eccentric attractions are nearby. The Last Supper Museum America has the largest collection of Last Supper depictions in the world, and Art Car World has over 40 funkily decorated vehicles. For now, many people go across the border to eat and shop. Agua Prieta is larger and has more options.
Just a short drive from Foothills is Old Bisbee, a tourist attraction with many events.

Language programs in Douglas Unified Schools
Rated a B-minus by Niche, Douglas Unified School District serves almost 4,000 students across 550 square miles. Its eight schools offer language immersion programs such as English Language Learners and Limited English Proficient. Douglas High, the only high school in the district, has 1,500 students; crowds pack the field for the yearly football game with Bisbee High, the school’s rival.

Crime levels in Douglas and nearby towns
Douglas Police Department reported 14 violent crimes and 181 property crimes in 2023. Adjusting for population, nearby Bisbee had higher violent crime but lower property crime. Sierra Vista’s crime is considerably higher, but that’s typical of metropolitan centers. “I feel very safe in Douglas,” Teran says. “My family and I have never had any problems.”
Outdoor activities in Veterans Memorial, Castro parks
Veterans Memorial Park is a recreation center on the town’s south side. It has basketball courts, tennis courts, baseball diamonds and a public pool. Douglas’ 4th of July Celebration is held here too, featuring fireworks, parades, food and music. Castro Park, on the town’s north side, is a popular hangout spot for its food trucks and walking paths. Douglas Days fills the park with vendors, family activities and a beer garden in May. Since Douglas is in the Sky Island region of Arizona, several mountain chains are nearby such as the Perilla and Mule ranges. They have hiking and mountain biking trails, and peaks have views of the Sulphur Spring Valley.
Castro Park in Foothills usually have a food truck and benches nearby to eat.
