Potomac Shores is a growing master-planned community on the banks of the Potomac River in Prince William County. “Potomac Shores is all newer development within the past seven to eight years, and they are still building out there,” says Susie Branco Zinn, Associate Broker and Realtor with RE/MAX Gateway. As a newer planned community, there is a strong emphasis on keeping amenities insulated, whether placing homes less than a mile from retailers and restaurants along Richmond Highway and Interstate 95 or offering recreational spaces for sports, hiking, and extensive watersport options on the Potomac. Residents have access to community clubs and a sports complex

The Shores Club is a sizeable 13,000-square-foot community space with farmhouse and barn-themed buildings to match the rustic, pastoral grounds on which the neighborhood is built. There’s an event space, dubbed the “Social Barn,” popular for weddings or other private events, a fitness center and two pools. Residents also have access to the public Potomac Shores Golf Club, a Jack Nicklaus-designed course with the Tidewater Grill attached to the clubhouse, for brunch and dinner. Further to the west is Ali Krieger Sports Complex, which has baseball and soccer fields and a playground. The complex regularly hosts youth sports leagues for practices and games. A few minutes north is Leesylvania State Park, where residents can launch motorboats from the Hampton’s Landing Marina, kayak or paddleboard, fish or hike along Lee’s Wood Trail and catch sweeping vistas of Occoquan Bay from one of several scenic overlooks.

New millennium townhouses, condos and single-family homes

Home values in Potomac Shores range from $400,000 to $1 million for various Craftsman-style townhouses and condos, while New Traditional single-family homes are also on the market. Most homes were built in the last decade and are relatively new. The planned subdivisions have wide, winding streets and consistent sidewalk space. Lots have small trees and fresh landscaping, and homes have architectural and design details that tie them all together, right down to matching mailboxes. Buyers can find mansion-sized homes with five to seven bedrooms for up to $1 million.

Residents can shop along Route 1 or head to Stonebridge and Potomac Mills

Potomac Shores Town Center is an upcoming mixed-use development undergoing construction in the neighborhood. When finished, it will include a small commercial area by the VRE train station that residents can walk to from home, making it more popular as a social hotspot in Prince William County. Residents can now drive less than a mile west to Southbridge Plaza for basic needs at Walmart or groceries at Food Lion or ALDI. For more expansive shopping and dining options, head 8 miles north on I-95 to reach two nearby shopping centers: Stonebridge at Potomac Town Center, hosting an Alamo Drafthouse Cinema for dinner and a show, local dives like Bar Louie, and fine-dining restaurants like Dok Khao, serving Thai dishes and craft cocktails. Nearby Potomac Mills is a larger strip mall with a Costco, the county’s only IKEA, and multiple major retailers for easy-access holiday shopping. Multiple eateries can also be found along Route 1, from chain fast-casual spots like Pizza Boli’s to mom-and-pops like Safari African Restaurant, serving boiled yam and spicy jollof rice with fried plantains.

Nearby Prince William County schools

Students of Potomac Shores can attend the Prince William County Public Schools system, which Niche awards an overall grade of A-minus. Covington-Harper Elementary School is located near the entrance to the neighborhood. It scores an A-minus overall by Niche, while Potomac Shores Middle School and Potomac High both hold B-minus ratings. Potomac Shores Middle is one of the county’s newest schools, opening its doors to students in 2021. Potomac High School offers students the option to pursue an Advanced International Certificate of Education, which a division of the University of Cambridge offers. This rigorous college preparatory program helps students earn college credits before graduation.

I-95 and Richmond Highway, plus a new VRE train station coming soon

Residents can easily access Richmond Highway, or U.S. Route 1, to reach Quantico in 3 miles or Fort Belvoir in 17 miles. The bustling I-95 is west of Potomac Shores and can lead commuters or vacationers to major cities up and down the East Coast. Another addition to the neighborhood is a new Virginia Railway Express station that is currently in development. “That is definitely a plus because that is going to be the midway point between the Woodbridge VRE and Quantico VRE stations,” Branco Zinn says, adding that residents need to enter the Marine Corps Base Quantico to access the Quantico VRE station. This new station saves commuters time when getting to other points of interest throughout Virginia, like Manassas, Spotsylvania, and D.C.
