Boating on Lake Summerset
Locals don’t have to leave the neighborhood gates to find things to do outdoors. Two public fishing and boating docks are open seasonally. “People go kayaking or boating, but the neighborhood doesn’t allow big boats,” says Don Morgan, a managing broker at Morgan Realty. “If you’ve got an 18-foot fishing boat or a 20-foot pontoon boat, you’ll be fine. But they won’t allow a 30-foot boat with a 400-horsepower motor on the water. I like to call it a Grandma and Grandpa lake. It’s a really quiet place and a laid-back community.” After a day on the water, people can dock at one of the two marinas on Lake Summerset. When the weather and the water get cold, residents opt for ice fishing or snowmobiling instead. Additional amenities dotted around the large reservoir include tennis courts, a dog park and a playground.

Refurbished 20th-century homes with private docks
Residents in Lake Summerset wake up to serene waterfront views. The neighborhood was formed in 1969, and houses have been developed over the decades since. A medley of colonials, ranch homes and cabins are situated near the water. “Over the years, many of those have been revamped, remodeled and added onto,” Tynan says. Those enhancements include new patios, roofing and refurbished private docks. Because the neighborhood is car-dependent, properties typically feature two-car garages. The homes are perched on spacious yards, ranging from a third to half an acre, surrounded by towering oaks, elms and pine trees. Prices here range from $140,000 to $570,000.

Comfort food at The Fire Barn
Just outside the neighborhood is Lakeside Inn, which doubles as a small diner and bowling alley. Most locals venture to Durand, less than 5 miles east, to run errands or enjoy a meal out. Cimino’s is a go-to for pizza and pasta. Locals stop by on Wednesday nights for the all-you-can-eat buffet. Tynan also recommends The Fire Barn, housed in a fully restored barn built in the late 20th century. The restaurant has a rustic feel and an extensive menu full of comfort food like burgers and wraps. For groceries, there's a Pacemaker Junior situated along North Center Street in the heart of Durand.

Highly rated Durand Community schools
Durand Community Unit School District No. 322 serves students living in Lake Summerset. For prekindergarten through sixth grades, students attend Durand Elementary School, which earns an A-minus from Niche. They’ll later filter into B-minus-rated Durand Junior High for seventh and eighth grades. Durand High School, which gets a B-plus from Niche, co-ops with neighboring high schools for nine sports due to its small enrollment size of fewer than 200 students. The school partners with Byron High School for swimming and diving and Pecatonica High School for football, wrestling, baseball, golf, track and field and cross country.
Lengthy commutes to Rockford and Monroe
State Routes 70 and 75 link locals to surrounding cities, requiring at least a 20-mile drive. Lake Summerset is “a diamond in the rough,” Morgan says. “It’s in the middle of a lot of corn, and there’s not much around. We’re about 30 minutes from Freeport, Monroe and Rockford. About half the people who own property are snowbirds or come from those cities and Chicago on the weekends.” Those commutes from the Windy City can be made by taking Interstate 90 for nearly 100 miles.
