East Providence’s Riverside neighborhood, on the far south end of the city, was once a summer colony. Between the 1860s and 1920s, resort hotels and amusement parks brought tourists here for the warm season. “It’s a fairly traditional suburb now,” says Realtor Jeffrey Mateus of Mateus Realty, who has more than 10 years of experience in the local market. “This is one of the oldest parts of the country, up here in New England. But what you see right here today are traditional homes built in the 1900s and several nice, waterfront, parks,” he says, observing that its coastal New England vibe is the draw for most homebuyers. “It’s an area people are constantly buying into. Homes are flying off the market.”

HI Homes Team’s Albert Hajdaraj thinks “forever home” when he thinks of Riverside. The Realtor, who has nearly 10 years of experience working with clients in East Providence, says homes here don’t often come on the market. It’s a long-term stay type of community. Hajdaraj: “I’ll say this, if you were to ask me what do you think about East Providence, we’re thinking about buying our first home there and we’ll probably want to be there for at least five years. It’s a great town. Most properties are well maintained, and the location is super.” On average, Riverside’s Colonial Revivals, midcentury ranch-style and split-level homes, Cape Cods and bungalows stay on the market for 27 days before going under contract. Comparatively, that’s more than two weeks faster than the national average. Mateus observes that homes on the water fetch a higher price than inland homes. “Houses in The Terrace, the subdivision at the south end of Riverside, are getting water-view prices, so they’re higher than homes on the north side of the neighborhood,” he says. Prices here start at around $215,000 for modest cottages and can soar to $1.3 million for large homes on spacious properties with private waterfronts.

East Providence Public Schools allow open enrollment
East Providence Public Schools allow open enrollment, so kids can apply to attend any school in the district, regardless of their home address. Riverside youngsters can go to Alice M. Waddington Elementary between preschool and fifth grade. The elementary school gets a B grade from Niche. Older students may go to Riverside Middle, which gets a B-minus, for sixth through eighth grade. East Providence High, the district’s only high school, also gets a B-minus from Niche. The institution has educated East Providence students since 1882, but its current building just opened in 2021, featuring spacious classrooms and expanded athletic facilities. St. Luke’s School is a private pre-kindergarten through 8th grade school affiliated with the St. Luke’s Catholic Church in Barrington, less than 3 miles east. It’s unrated by Niche.
