Here, you’re minutes from a private beach along Long Island Sound, bike trails that weave through nature and a state forest that offers year-round recreation. A variety of single-family homes on large, wooded lots near the beach

Towering trees wrap around many of the single-family homes here, which are often hidden from the street and set on spacious lots with room for in-ground pools. Some subdivisions have a more established feel, with homes spaced out on winding, narrow roads, while others are more traditional with houses closer together on wide streets that end in cul-de-sacs. Architectural styles are diverse, ranging from Colonial Revivals and ranch-style homes to sprawling Queen Anne-inspired designs and various New Traditionals. Properties with direct access to or views of Long Island Sound are especially sought after. “East Shoreham and Wading River are some of the most underrated spots on the North Shore,” says Josh Boston, an administrative assistant at Berkshire Hathaway Laffey International Realty. “It’s quieter and more nature-focused, with a small-town coastal vibe compared to busy areas like Huntington. It’s very neighborly. Everybody knows everybody. When I go to the store, I bump into people all the time. It’s just the way it is."

How much a home in East Shoreham can cost you

Home prices start in the lower $500,000s and typically top out in the lower $900,000s. However, there are some especially large properties that can exceed $1 million. Boston says you’ll find similar home prices across the North Shore, but points out that the difference here is space. “You’ll buy a house in Huntington for $800,000, and you’re lucky if you’re getting a quarter acre and 1,500 to 1,700 square feet. It’s a lot more feasible to get a bigger piece of land and a bigger house in this area,” he says.

Commute to NYC via the Long Island Rail Road

Even with its more secluded feel, the hamlet is still an option for Manhattan commuters. “It’s not bad at all. Shoreham is about 10 minutes away from the Sunrise (state Highway 27) and LIE (Long Island Expressway), and it’s a straight shot directly into the city,” Boston says. Here’s what you need to know:

  • The roughly 70-mile drive to New York City takes an hour and a half to 2 hours, depending on traffic.
  • The closest Long Island Rail Road station is in Port Jefferson, less than 10 miles away.
  • The ride from Port Jefferson to Penn Station takes about an hour and 45 minutes, without delays.
  • You can drive to LIRR stations, or you can take a Suffolk County Transit bus.
“We’re not that close to New York City, so a lot of people are professionals who work locally,” says Mildred Thomas, an associate broker at Signature Premier Properties. “Teachers, police officers and professional people who can work at home, too, that don’t have to travel to the city as much.”

A small school district that earns high marks

The community is within the Shoreham Wading River Central School District, which serves about 2,000 students across four highly rated schools. Miller Avenue School serves kindergarten through second grade, and Wading River School serves third through fifth grades. Students can move on to Albert G. Prodell Middle School and Shoreham-Wading River High School. The high school is known locally for its well-performing sports and arts programs, supported by local families.

Easy access to beaches and bike trails

No matter where you live here, you’re only a few minutes from the residents-only Shoreham Beach, where you can walk along the rocky shore, swim and fish. The public Cedar Beach in Mount Sinai, featuring a yacht club, fishing pier and nature center, is less than 9 miles away, and you can catch a ferry to the popular beaches on Fire Island in Bellport Village, around 16 miles away.

There are other ways to enjoy the outdoors, especially if you love to bike. You can pedal down the North Shore Rail Trail, speed around a BMX track at the Robert E. Reid, Sr. Recreation Center and take on a variety of mountain biking trails at Rocky Point Pine Barrens State Forest, which offers other activities such as hiking, cross-country skiing and horseback riding.

Local flavor at Shoreham Plaza with farmstands and retailers nearby

The few shops and restaurants here fill Shoreham Plaza along State Route 25A. There, you can:

You can also go to Wading River for more restaurants, chain pharmacies and a King Kullen supermarket. “A big thing here are the farms and farmstands,” Boston says. “Especially during the fall and summer seasons, you go pumpkin picking and go to lavender festivals.”

Why flooding isn’t a major concern in East Shoreham

Flooding and erosion concerns are mostly limited to homes near Long Island Sound, especially along bluff-top or waterfront areas where coastal storms and long-term erosion are a factor. Most inland neighborhoods sit at higher elevations and aren’t prone to regular flooding, so for many homeowners, this isn’t a day-to-day concern, but flood insurance is often still recommended or required.
