Sidewalks line the area’s residential streets and lead to ranch-style homes and bungalows, some featuring Craftsman flair with front-gabled accents over shallow front porches. Most homes were built between the 1920s and 1950s, though you can find the occasional new build on the market. Many houses feature fenced-in back yards, off-street parking and well-landscaped front lots. Single-family homes start in the high $300,000s and can reach up to $1.6 million, with the highest price tags on newer builds and homes with over 3,000 square feet. “The housing market is so eclectic,” says Sean Murphy, a real estate Team Leader of the Moxie Denver Team. “There could be a 900-square-foot property that needs remodeling sitting next to a renovated 3,000-square-foot house that sells quickly.” The neighborhood also has a small selection of condos and townhomes, with prices ranging from the mid-$400,000s to the low $700,000s.

Edgewater is served by Jefferson County Public Schools, with open enrollment allowing families to apply to any public school in the district. Nearby options include Edgewater Elementary, which has a two-way dual-language program, and Jefferson Junior/Senior High. Private schools close to home include Beth Eden Baptist School and Beth Jacob High. Citizens' Park, Sloan's Lake and mountain views

Outdoor recreation in Edgewater centers around Sloan’s Lake Park. One of the largest parks in the city, Sloan’s Lake features waterside trails, playgrounds, athletic facilities and a pump track. Parkgoers can use the lake for kayaking, canoeing and paddleboarding, or cast a line from a dock to reel in carp and rainbow trout. Nearby, Citizens’ Park is a 6-acre green space with a picnic pavilion, horseshoe pits and a baseball diamond. Edgewater’s east Denver location also makes it easy to reach the Rocky Mountains, with the hiking trails of Clear Creek Canyon about 12 miles away.

Edgewater Public Market and local dining and shopping

While the businesses of downtown Denver are just a few miles east, you don’t have to leave the community for shopping or a meal out. Local favorites include:

RTD buses, light rail and easy Denver access

Major thoroughfares surround Edgewater, with Interstate 70 and Interstate 25 close by. Downtown Denver is roughly 5 miles west via Colfax Avenue, while the Denver Tech Center, one of the city's largest employment hubs, is about 15 miles southwest. The Regional Transportation District operates bus routes throughout the area, with nearby stops along 20th Avenue and Sheridan Boulevard. The RTD Light Rail system is also close by, with Sheridan Station just a few blocks south of Edgewater.
